Job Description
Maintenance Technician - Position Overview This position is for a Maintenance Technician (MT) for Paradise Park Condominium Association, Inc., a 55-and-older RV community. The MT is generally responsible for the maintenance of the Park's infrastructure, systems, and security. The MT also acts as a liaison with regulatory agency representatives and outside repair technicians, works directly with licensed operators, and oversees the custodian and landscape contractor. Work requests from owners will be provided through the Community Association Manager (CAM). The MT is expected to complete assigned work requests and return the completed documentation to the CAM for tracking and accounting purposes. An optional on-site living arrangement may be available for the successful applicant with an approved Class A motor coach or Airstream trailer, using an established RV pad with dedicated laundry facilities. Qualifications and Experience The position requires knowledge, understanding, and practical experience in: ∙Mechanical principles ∙Electrical circuitry ∙Plumbing ∙Hydraulics ∙Pump and motor maintenance and repair ∙General mechanical troubleshooting and repair Basic safety training and safe work practices are required, including electrical safety, ladder safety, and working at heights. The candidate must be able to perform a variety of tasks independently and demonstrate initiative and strong problem-solving skills. The position requires patience, professionalism, and strong communication skills when working with a diverse 55-and-older community, including the ability to handle complaints and differing opinions respectfully and refer unresolved concerns to the CAM. The MT is expected to possess the hand tools necessary to perform routine repairs and maintenance. A valid driver's license and the ability to safely operate Association vehicles and equipment are required. The successful applicant will be required to pass a background check as a condition of employment. Public Pool Service Technician certification will be required within 90 days of employment. Maintenance Responsibilities The MT is expected to independently perform routine maintenance, service, troubleshooting, and repairs in areas including: ∙Plumbing ∙Electrical ∙Carpentry ∙Painting ∙Machine and equipment servicing ∙Laundry equipment servicing and repair ∙Pump and motor servicing and repair ∙Safely troubleshooting three-phase motors, VFDs, and electronic motor controls, including setup and parameter adjustments ∙Monitoring fuel, chlorine, propane, acid, and other chemical or supply tanks to ensure adequate levels are maintained for continued operation of Park systems Areas of responsibility include: ∙Entry gates ∙Park lighting ∙Water Plant ∙Wastewater Treatment Plant ∙Swimming Pool ∙Park plumbing systems ∙Park electrical systems ∙Common buildings and common grounds ∙Maintaining required operational logbooks For the Water Plant and Wastewater Treatment Plant, the MT will assist and take direction from the licensed operator in performing maintenance, inspections, testing, and other assigned duties. The MT is responsible for Association systems located on common grounds and in common buildings and for providing Association utilities up to each individual RV lot. The MT is not responsible for privately owned RVs or owner-installed equipment located within individual lots. Work Schedule and Availability Normal working hours are 7:00 a.m. to 3:30 p.m., with one half-day during the regular workweek and a shorter workday on Saturday. The normal schedule totals approximately 40 hours per week. The MT is expected to respond to emergency calls outside normal working hours when required. Overtime may be required based on operational needs and emergencies.
