Job Description

Athens Property Maintenance (APM) is a small locally owned property maintenance company that handles a variety of residential and commercial repairs ranging from light plumbing and electrical work to light carpentry, and appliance repair. This position is responsible for performing general maintenance, repairs, and preventative maintenance at residential and/or commercial properties. The ideal candidate is professional, detail-oriented, able to troubleshoot problems independently, and committed to providing high-quality service to tenants and property owners. Responsibilities Complete general maintenance and repair work orders in a timely manner Perform basic plumbing repairs including toilets, faucets, flappers, drains, and leak troubleshooting Handle basic electrical repairs such as switches, outlets, light fixtures, ceiling fans, and breakers Perform carpentry and drywall repairs including door adjustments, trim work, patching, and painting touch-ups Install and repair appliances, blinds, shelving, locks, and hardware Diagnose and repair issues related to HVAC systems (filter changes, basic troubleshooting, thermostat replacement, etc.) Perform preventative maintenance inspections on properties Respond to emergency maintenance calls when needed Maintain clean and organized work vehicles, tools, and job sites Communicate professionally with tenants, vendors, and property managers Document completed work orders with notes and photos Identify additional maintenance concerns and recommend solutions Ensure all work is completed safely and in compliance with company standards Qualifications Previous experience in property maintenance, apartment maintenance, or construction preferred Strong working knowledge of plumbing, electrical, HVAC, drywall, painting, and general repairs Ability to troubleshoot and solve maintenance issues independently Experience using hand tools and power tools safely Valid driver's license with reliable transportation Ability to lift 50+ pounds and work in various weather conditions Strong communication and customer service skills Ability to prioritize tasks and manage time efficiently Basic computer and smartphone proficiency required, including the ability to use mobile apps, email, work order systems, and software such as Microsoft Excel and Google Sheets Comfortable using a smartphone for communication, navigation, photos, and digital work order documentation High school diploma or GED required
