Position Summary The Maintenance Technician is responsible for maintaining the facility, grounds, equipment, and building systems in a safe, clean, functional, and comfortable condition for residents, staff, and visitors. This position performs routine preventive maintenance, repairs, inspections, and general building maintenance while ensuring compliance with applicable federal, state, local, and healthcare regulations. The ideal candidate is dependable, safety-conscious, mechanically inclined, and able to respond promptly to maintenance issues in a skilled nursing environment. Essential Duties and Responsibilities Perform routine and preventive maintenance on the facility, equipment, fixtures, plumbing, electrical systems, HVAC systems, doors, windows, walls, flooring, and other building components. Respond promptly to maintenance requests and emergencies throughout the facility. Troubleshoot and repair basic electrical, plumbing, carpentry, HVAC, and mechanical issues. Conduct regular inspections of resident rooms, common areas, utility areas, mechanical rooms, and exterior grounds. Maintain and document preventive maintenance schedules and completed work. Assist with maintaining emergency systems, including emergency lighting, generators, fire safety equipment, alarms, and related systems as required. Ensure resident rooms and common areas are maintained in a safe and functional condition. Perform painting, patching, minor carpentry, furniture repairs, and other general maintenance tasks. Maintain facility grounds, including basic landscaping, snow/ice removal, and exterior upkeep as applicable. Coordinate with outside contractors and service vendors when specialized repairs are required. Maintain accurate records of work orders, inspections, repairs, and preventive maintenance activities. Follow infection-control procedures and facility policies when performing work in resident care areas. Follow all OSHA, life-safety, fire-safety, and facility safety requirements. Maintain appropriate inventory of tools, supplies, parts, and maintenance materials. Assist with facility inspections, surveys, and corrective-action requirements. Respond appropriately to emergencies such as water leaks, power outages, heating/cooling failures, and other facility-related issues. Maintain a clean and organized maintenance shop and work areas. Perform other duties as assigned by the Maintenance Director or Administrator. Qualifications High school diploma or GED preferred. Previous experience in building maintenance, facilities maintenance, healthcare, hospitality, apartment maintenance, or a related field preferred. Working knowledge of basic plumbing, electrical, HVAC, carpentry, and general building maintenance. Ability to use common hand and power tools safely. Ability to read and follow maintenance manuals, instructions, and safety procedures. Strong troubleshooting and problem-solving skills. Ability to prioritize work orders and respond to urgent maintenance needs. Good communication and interpersonal skills. Ability to work respectfully around elderly and medically complex residents. Must be dependable, organized, and able to work independently. Physical Requirements Ability to stand, walk, bend, kneel, stoop, climb stairs, and reach as needed.
