A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.

RESPONSIBILITIES
Troubleshoot and repair electrical, mechanical, hydraulic and pneumatic systems to maximize equipment reliability and production uptime. Perform preventive maintenance, installation, alignment, disassembly and repair of industrial machinery, including pumps, gearboxes, bearings, compressors, dryers, cooling towers and related utility systems. Use Allen-Bradley Studio 5000 to troubleshoot PLC-controlled equipment and make programming adjustments as needed. Diagnose and repair 24V/120V control circuits, 480V three-phase systems, 4-20mA and 0-10V circuits, VFDs and DC drives up to 1600 HP. Use diagnostic equipment such as digital multimeters, amp/mA meters, meggers and oscilloscopes to identify electrical and equipment faults. Read and interpret electrical prints, mechanical drawings, specifications and sketches to complete equipment modifications, upgrades and repairs. Investigate intermittent or inconsistent equipment failures and determine root causes across mechanical and electrical systems. Partner with maintenance, engineering, contractors and vendors on repairs, equipment improvements and plant projects. Contribute to continuous-improvement activities such as Lean Six Sigma, 5S, 3P, 8D, Kaizen and SMED initiatives. Follow established safety practices and maintain a strong sense of urgency in a changing production environment.
QUALIFICATIONS
5+ years of industrial electrical maintenance experience in a manufacturing or plant environment. High school diploma or equivalent required; technical education or training is a plus. Strong hands-on experience with electrical and mechanical installation, troubleshooting, repair and preventive maintenance. Proficiency troubleshooting and programming PLCs; Allen-Bradley/Studio 5000 experience strongly preferred. Working knowledge of industrial controls, 480V three-phase power, control circuits, VFDs and related electrical systems. Hands-on experience with hydraulic and pneumatic equipment and a strong overall mechanical aptitude. Ability to interpret electrical prints and mechanical drawings and use electrical diagnostic/testing instruments. Strong problem-solving, time-management and multitasking skills; able to work independently and collaboratively. Ability to work the 11:00 PM - 7:00 AM shift, including overtime and occasional weekends or holidays as business needs require. Physical ability to lift, push, pull or carry up to 70 lbs., stand/walk for an 8-hour shift and regularly bend, kneel, squat, climb, reach and work around industrial equipment. Comfort working in a manufacturing environment that may at times be noisy, hot, humid, hazy or cold.
