Minimum job requirements for each position have been outlined below. Must be able to work scheduled hours and have flexibility for periodic additional hours including weekends depending on workflow, emergencies and owner requirements. Must have access to reliable transportation for each workday. Must have a current, valid driver's license at all times while employed. Must have an effective communication system available in order to contact community or staff after hours. Must be able to pass a drug test and background check. The Maintenance Technician works under the direction of the Maintenance Supervisor and the Community Manager. The Maintenance Technician is responsible for maintaining physical condition and appearance of community. Provide timely and courteous response to resident service requests. Perform routine maintenance and repairs, including, plumbing, appliance repair, carpentry, HVAC repairs, general maintenance repairs, pool/spa maintenance, and unit market ready turns.
Requirements:
Two to four years' experience in property management or management experience in the related industry is required. Minimum of HVAC Type II or Universal Certification is required. Be able to effectively communicate with residents, staff, and other suppliers or vendors. Must possess a solid knowledge of painting, electrical wiring, plumbing, carpentry, appliance service and repair, hazardous chemical safety, heating, ventilation, air conditioning (HVAC) systems, pool service, and ability to use power machinery properly and safely. This level of proficiency is generally achieved with approximately two to three years of experience in two or more of the noted areas. May have specialized training and certification in HVAC, plumbing, electrical work, or carpentry. Work requires the ability to maneuver or move upstairs with heavy equipment, appliances, supplies, and tools, which may weigh up to 100 pounds or more. Be able to diagnose and repair and equipment or appliances, which are not easily seen or reached, i.e., under counters, on ceilings, etc. Effectively assess a situation, which may require assistance or specialized equipment, and respond appropriately in serious or emergency situations.
