Responsibilities Perform repairs and maintenance on building systems including electrical, plumbing, HVAC, carpentry, and mechanical equipment to ensure optimal operation. Conduct thorough inspections of units and common areas to identify repair needs and prioritize tasks for efficient turnover. Execute painting projects—both interior and exterior—to enhance property aesthetics and maintain a polished appearance. Utilize schematics, technical manuals, and electrical equipment repair knowledge to troubleshoot issues effectively. Maintain facilities equipment such as programmable logic controllers (PLCs), HVAC systems, electrical panels, and plumbing systems with precision. Use hand tools, ohmmeters, and other diagnostic devices to diagnose problems accurately and perform repairs safely. Collaborate with team members to coordinate turn processes and ensure timely completion of make-ready tasks while maintaining high-quality standards. Follow safety protocols diligently during all maintenance activities to protect yourself and others on-site. Keep detailed records of repairs performed, parts used, and inspections conducted to support ongoing maintenance planning. Skills Strong mechanical knowledge with experience in facilities maintenance, repair, and operations (MRO). Proficiency in electrical work including troubleshooting electrical equipment and reading schematics. Skilled in plumbing system maintenance and repair with an understanding of plumbing codes and best practices. Experience with HVAC system repair, including diagnosing issues with heating, ventilation, and air conditioning units. Ability to operate hand tools efficiently and safely; familiarity with welding techniques is a plus. Knowledge of programmable logic controllers (PLCs) for building automation systems is desirable. Excellent communication skills in English to effectively interact with team members and residents. Leadership qualities that enable guiding junior technicians or apprentices when needed. Familiarity with building interior maintenance tasks such as painting (residential painting), carpentry, drywall repair, and general facility upkeep. Ability to interpret schematics and technical manuals for complex systems troubleshooting.
