Job Summary:

The Maintenance Technician provides hands-on support across Hemmingson Senior Living buildings, working alongside the Superintendent and leadership staff to keep facilities safe, functional, and well-maintained. This role is critical during periods of high demand — including inspections, equipment breakdowns, power outages, and remodeling projects — helping ensure timely response to routine and emergent maintenance needs across multiple sites.

Duties/Responsibilities:

Performs routine and emergency repairs across multiple commercial buildings, including plumbing, electrical, HVAC, and general building systems. Responds promptly to urgent maintenance issues such as HVAC breakdowns, power outages, and equipment failures, prioritizing safety and minimal disruption to operations. Assists with preparing for facility inspections and completing any corrective actions or repairs identified as a result. Supports office remodeling and renovation projects, including basic carpentry, painting, flooring, drywall, fixture installation, and desk setup. Conducts regular walkthroughs and inspections of buildings, grounds, and equipment to identify and address issues before they become emergencies. Performs preventive maintenance on HVAC, electrical, plumbing, and mechanical systems according to established schedules. Coordinates daily with the Facilities and Maintenance Manager and current maintenance staff to prioritize workload and schedule work across properties. Maintains accurate records of repairs, preventive maintenance, and materials or parts used. Communicates with outside vendors and contractors as needed to support repairs beyond in-house capability. Maintains a clean, organized, and safe work environment, including proper care and storage of tools and equipment. Available to respond to after-hours or emergency maintenance calls as needed. Assists in tracking and maintaining inventory of maintenance supplies, tools, and equipment. Other duties as assigned.

Required Skills/Abilities:

Working knowledge of plumbing, electrical, and HVAC systems. Ability to troubleshoot, diagnose, and repair a variety of building systems and equipment. Ability to read and follow instructions in manuals, blueprints, and manufacturer specifications. Strong time-management and organizational skills, with the ability to prioritize and shift between tasks across multiple locations. Ability to work independently with minimal supervision as well as part of a team. Effective verbal and written communication skills. Basic computer skills for maintenance tracking, email, and work order systems. Ability to stay calm, flexible, and responsive during emergent or high-pressure situations. Valid driver's license and reliable transportation for travel between properties.

Education and Experience:

High school diploma or equivalent required. 2+ years of experience in building maintenance, facilities maintenance, or a related trade preferred. Experience maintaining multiple commercial properties or buildings preferred. General knowledge of applicable building codes and safety regulations preferred.

Physical Requirements:

Must be able to lift up to 75 pounds at times. Must be able to traverse property and facilities to diagnose issues and complete repairs. Must be able to climb ladders and work at heights. Must be able to work in varying indoor and outdoor conditions, including extreme temperatures. Must be able to kneel, bend, crouch, and stand for extended periods. Must be able to travel between multiple building locations, including on short notice for emergent needs.

Pay:

$20.00 - $23.00 per hour
