Maintenance Technician
Job Description
Job Summary We are looking for a reliable, highly organized Maintenance Technician to ensure our facility remains secure, fully operational, and well-maintained. This versatile role covers mechanical gate and door repairs, unit turnovers, preventative building care, groundskeeping, vehicle maintenance, and seasonal snow management. Candidates with an active Commercial Driver's License (CDL) will earn a premium rate when performing specialized CDL-required equipment duties. The ideal candidate works well independently, takes pride in clean and organized equipment, and maintains punctual attendance.
Work Schedule Standard Hours:
Monday - Friday, 9:00 AM - 5:00PM Winter On-Call:
Flexible availability required outside standard hours (early mornings, evenings, or weekends) for storm-dependent snow plowing and ice removal. Compensation & Dual-Rate Structure Base Rate ($18.00 - $20.00/hr DOE): Applies to standard facility maintenance, unit prep, routine vehicle operation, grounds care, and basic repairs. CDL Premium Rate ($24.00/hr): Applies directly to hours spent operating heavy equipment or performing tasks that explicitly require a Commercial Driver's License.Duties Unit Turnovers:
Conduct facility drive-throughs,inspect buildings for damage, remove abandoned property, sweep and prep vacant units, and manage lock changes/overlocks.Gates & Security:
Inspect electronic access gates, lubricate hinges and chains, align sensors, reset control boxes, and perform minor mechanical fixes.Building, Lighting & Roof Care:
Replace exterior light fixtures across facilities; inspect roofs, clear gutters, downspouts, and drains; complete minor seam or leak repairs.Mechanical Care:
Adjust roll-up door frames and tension springs, replace latches, install weather stripping, and complete structural fixes.Grounds Maintenance:
Control weeds, fix sprinkler heads, sweep drive aisles, fill gravel potholes, and keep property litter-free.Pest Control:
Inspect buildings and grounds for pests, service traps and bait stations, and apply basic treatments.Snow & Ice Removal:
Respond on-call to winter storms for early morning plowing, shovel walkways, and apply ice melt.Vehicle & Tool Care:
Safely drive and maintain the company maintenance truck (fluids, tire pressure, oil service scheduling); keep shop, inventory, and tools organized.Qualifications Valid Driver's License:
A Clean MVR is required to operate company vehicles. An active CDL is preferred ( $24/hr rate for CDL tasks), but not mandatory.Winter Availability:
Willingness to respond to early morning or weekend on-call snow removal.Experience & Skills:
Hands-on experience in general maintenance, mechanical troubleshooting, and using power tools.Equipment & Heights:
Comfortable driving/plowing with a pickup truck and working from ladders/roofs.Physical Demands:
Ability to work outdoors in all weather conditions, lift up to 50 lbs, climb, and bend regularly.Pay:
