Job Description

The Gary Housing Authority is seeking an experienced, dependable, and hands-on Maintenance Technician to perform residential building maintenance, apartment turnovers, preventive maintenance, custodial work, groundskeeping, and general property upkeep throughout GHA communities, including high-rise residential properties. We are looking for a well-rounded maintenance professional and problem solver who can receive a work order, identify the problem, determine the appropriate routine repair, and complete and document the work safely and efficiently. The ideal candidate will have hands-on experience with apartment or multifamily maintenance, plumbing, electrical repairs, HVAC/heating systems, appliance repair, carpentry, painting, flooring, vacant-unit turns/make-ready work, and general building maintenance.
IMPORTANT
This position requires participation in GHA's after-hours/on-call emergency maintenance rotation and snow and ice removal operations , which may require reporting outside normal working hours, including evenings, overnight hours, weekends, and holidays when necessary. This is a hands-on position. Maintenance Technicians must also be willing to perform janitorial, custodial, groundskeeping, property cleanup, and other general property-maintenance duties as operational needs require. What You'll Do Complete resident maintenance requests and work orders accurately and within established timeframes. Receive, update, document, and close assigned maintenance work orders using GHA's property-management/work-order system. Troubleshoot and perform routine plumbing, electrical, HVAC/heating, carpentry, appliance, flooring, painting, and general building repairs . Diagnose common maintenance problems and determine appropriate repairs within the scope of the position. Prepare vacant apartments for new residents , including inspecting units and completing necessary repairs, painting, patching, flooring, appliance, plumbing, electrical, carpentry, cleaning, and other make-ready work. Help ensure vacant units are clean, safe, functional, and move-in ready within established turnover timelines. Repair or replace faucets, toilets and toilet components, drains, valves, exposed piping, switches, receptacles, light fixtures, smoke detectors, locks, doors, screens, cabinets, flooring, and other residential components. Troubleshoot and perform routine repairs to ranges, refrigerators, air conditioners, water heaters, laundry equipment, and other residential appliances and equipment. Perform preventive maintenance inspections and scheduled maintenance. Maintain high-rise common areas, hallways, stairwells, entrances, laundry areas, and other assigned spaces. Perform custodial and janitorial duties , including sweeping, mopping, vacuuming, trash/debris removal, vacant-unit cleaning, and general property cleanup. Perform groundskeeping and seasonal property-maintenance duties. Safely operate hand tools, power tools, drain-cleaning equipment, floor machines, lawn equipment, and other maintenance equipment. Move and install appliances, equipment, supplies, and materials using appropriate assistance or equipment when necessary. Identify and report unsafe conditions, property damage, and repairs requiring specialized assistance. Assist at other GHA properties as operational needs require. On-Call & Emergency Maintenance Requirements Maintenance Technicians are required to participate in GHA's after-hours/on-call maintenance rotation in accordance with Authority policy. Employees assigned to on-call duty must be prepared to respond to emergency maintenance situations that may occur outside normal business hours, including evenings, overnight hours, weekends, and holidays . Emergency situations may include major water leaks or flooding, plumbing backups, loss of heat, electrical concerns, building or unit access/security-related maintenance issues, equipment or building-system failures, and other conditions requiring immediate maintenance response to protect residents, employees, or GHA property. Employees must be able to respond to assigned emergency calls in accordance with GHA's established on-call procedures and response requirements. Snow & Ice Removal Requirements Snow and ice removal is a required responsibility of this position. Maintenance Technicians may be required to report for snow and ice removal before, during, or after their regularly scheduled work hours , including early mornings, evenings, overnight hours, weekends, and holidays, depending on weather and property conditions. Responsibilities may include shoveling snow from sidewalks, walkways, entrances, steps, and other pedestrian areas; spreading salt, ice melt, sand, or other approved materials; operating approved snow-removal equipment; monitoring areas for refreezing; and assisting with snow and ice removal at other GHA properties as assigned. Employees must be able to work outdoors in cold temperatures, snow, ice, wind, and other winter weather conditions while following applicable safety procedures. Required Qualifications High school diploma, GED, or equivalent. Minimum of two (2) years of hands-on maintenance experience in apartments, multifamily housing, residential properties, commercial buildings, facilities, public housing, or a comparable environment. Working knowledge of multiple maintenance areas, including plumbing, electrical, carpentry, painting, appliances, flooring, and general building repairs. Ability to troubleshoot common maintenance problems and complete routine repairs with limited supervision. Experience safely using maintenance hand tools and power tools. Ability and willingness to perform maintenance, janitorial/custodial, groundskeeping, and snow-removal duties . Ability to communicate professionally with residents, coworkers, supervisors, contractors, and the public. Ability to accurately document maintenance activities and completed work orders. Valid driver's license and driving record acceptable to GHA's insurance requirements. Ability and willingness to participate in the required after-hours/on-call emergency maintenance rotation. Ability and willingness to report for snow and ice removal outside normal working hours when required. Preferred Qualifications The following qualifications are preferred but are not required for consideration: Apartment, multifamily, high-rise , public housing, hotel, hospital, school, or commercial facilities maintenance experience. Vacant-unit turnover / apartment make-ready experience. Yardi experience, particularly entering, updating, documenting, and closing maintenance work orders. Experience working in a HUD-assisted or public housing environment and familiarity with HUD-related property maintenance expectations. HVAC/heating troubleshooting and repair experience. Appliance repair experience. EPA Section 608 or other HVAC certification. Plumbing, electrical, building maintenance, or facilities-maintenance training/certifications. Preventive maintenance and property inspection experience. Experience using electronic or computerized maintenance/work-order systems. Candidates are not required to have previous Yardi, HUD, or public housing experience to be considered. Candidates with strong transferable residential or facilities maintenance skills are encouraged to apply. Physical & Work Requirements This position requires regular physical activity associated with residential property maintenance, including standing, walking, bending, stooping, kneeling, crouching, reaching, climbing, pushing, and pulling. Candidates must be able to work indoors and outdoors in varying temperatures and weather conditions and safely lift, carry, push, or move objects weighing up to 70 pounds , with mechanical assistance or additional personnel used for heavier items as appropriate. The position requires the ability to perform assigned duties in hot, cold, wet, damp, dusty, snowy, icy, and other environmental conditions , with or without reasonable accommodation. Understands that snow and ice removal is part of maintaining safe residential properties . Treats residents and coworkers professionally and respectfully. Takes ownership of keeping GHA properties safe, clean, functional, and ready for residents .
