About the role: We manage a portfolio of 12+ single-family rental homes across NWI. We need a reliable, self-directed maintenance tech to handle work orders, unit turnovers, and inspection prep. You'll work independently from a mobile work-order app with photo documentation — no micromanaging, just clear tickets and accountability. What you'll do: 1 day/week guaranteed; typical weeks 1-3 days. Days are flexible and mostly your choice, though some weeks specific days will be required based on workload.

Complete tenant work orders:

plumbing repairs (faucets, toilets, supply lines), drywall patch/paint, doors and hardware, outlets/switches/fixtures, appliance hookups, and other related work. Make-ready turnovers between tenants Prep units for housing authority inspections and knock out re-inspection punch lists

Basic HVAC:

filters, thermostats, condensate lines Document all work with before/after photos in Buildium Provide your own tools.

Working window:

8 AM-5 PM, Mon-Fri.

What you need:

Own tools and reliable vehicle (mileage reimbursed) 2+ years general maintenance, property maintenance, or handyman experience Comfortable working in tenant-occupied homes — professional and courteous Smartphone for work orders and photo documentation Pass background check Bonus points: EPA 608 certification Section 8 / HQS or NSPIRE inspection experience Experience working solo across scattered properties Pay & perks:

Base :

8hrs guaranteed/week Call-out minimum : 2 hrs paid per after-hours dispatch 1.5x OT past 40 hrs

Mileage Reimbursement Pay:

$50.00 - $60.00 per hour
