In person Job Overview We are seeking a skilled, dependable, and motivated maintenance technician to join our property management team in Kokomo, Indiana. This position is responsible for maintaining the overall functionality, safety, cleanliness, and appearance of our apartment communities. Some travel between Kokomo and Lafayette/West Lafayette may be required if the work load slows down in Kokomo. The ideal candidate will have general maintenance experience, strong troubleshooting skills, and the ability to work independently while providing professional service to residents. In addition to building and unit maintenance, this position will assist with groundskeeping and exterior property upkeep to ensure our communities remain clean, safe, and well maintained throughout the year. Key Responsibilities Respond promptly to resident maintenance requests and complete repairs in a timely and professional manner Perform routine inspections of buildings, common areas, grounds, and apartment units to identify maintenance needs Diagnose and perform general repairs involving plumbing, electrical, HVAC, drywall, carpentry, appliances, doors, locks, and other building systems Troubleshoot maintenance issues and determine appropriate repairs or when additional assistance is required Assist with the preparation and turnover of vacant apartments for incoming residents Perform drywall repairs, painting, caulking, minor carpentry, fixture replacement, and other general apartment repairs Maintain and troubleshoot building systems, mechanical equipment, and property components Perform routine preventative maintenance to help reduce equipment failures and emergency repairs Maintain the appearance and condition of property grounds, landscaping, parking areas, sidewalks, and exterior common areas Perform groundskeeping duties, including mowing, trimming, weed control, leaf and debris removal, landscaping upkeep, and general exterior cleanup Assist with snow and ice removal, including sidewalks, entrances, and other designated areas during winter weather Identify exterior maintenance concerns such as damaged siding, gutters, fencing, lighting, pavement, drainage, or landscaping Keep maintenance shops, storage areas, tools, equipment, and work areas clean and organized Maintain accurate records of completed maintenance activities, materials, and inventory Follow company safety procedures and applicable building and workplace safety requirements Communicate professionally with residents, property management staff, vendors, and other team members Assist with emergency maintenance situations and participate in an after-hours on-call rotation as needed Perform other maintenance, groundskeeping, and property-related duties as assigned Qualifications High school diploma or equivalent preferred Previous experience in apartment maintenance, residential maintenance, construction, facilities maintenance, or a related trade preferred General knowledge of plumbing, electrical, HVAC, carpentry, drywall, appliances, and other building systems Experience operating basic hand tools, power tools, and groundskeeping equipment Ability to troubleshoot problems and complete repairs efficiently Ability to prioritize multiple maintenance requests and responsibilities Strong organizational skills and attention to detail Good communication and customer service skills Ability to work independently while also functioning effectively as part of a team Valid driver's license and reliable transportation Ability to perform physically demanding work, including lifting, carrying, climbing ladders, bending, kneeling, and working outdoors Ability and willingness to work outdoors in varying weather conditions Willingness to participate in after-hours or weekend on-call coverage as needed Benefits Competitive wage of $18.00-$25.00 per hour based on experience 401(k) retirement plan with company match Paid time off Paid holidays Company-provided accident and cancer insurance policy Company-provided TeleDoc services QSEHRA medical expense and health insurance benefit plan Flexible spending account Opportunities for advancement and professional growth We are looking for someone who takes pride in their work, can identify and solve problems, and understands the importance of keeping apartment communities safe, functional, clean, and attractive for our residents.
