The Maintenance Technician is responsible for performing routine maintenance, completing work orders, assisting with apartment turnovers, maintaining building systems, and supporting the overall appearance and safety of the community. This position works closely with the Maintenance Director and other department leaders to provide responsive service that enhances the resident experience. Complete assigned work orders promptly and professionally.
Perform routine repairs including plumbing, electrical, drywall, painting, carpentry, flooring, and general maintenance.
Conduct preventative maintenance on building systems and equipment.
Assist with apartment turnovers, including repairs, painting, cleaning support, and preparation for new residents.
Maintain the appearance and functionality of resident apartments and common areas.
Report major repairs or contractor needs to the Maintenance Director. Grounds & Community Appearance
Assist in maintaining the exterior appearance of the community.
Perform seasonal duties including snow removal, salting, leaf removal, and basic landscaping.
Remove debris and maintain clean parking lots, sidewalks, entrances, and outdoor living spaces.
Help ensure the community presents a clean, safe, and welcoming appearance at all times. Safety & Compliance
Follow all OSHA, company, and life safety policies and procedures.
Assist with fire drills, emergency preparedness activities, and life safety inspections.
Identify and report safety hazards immediately.
Properly use and maintain tools, equipment, and personal protective equipment (PPE).
Help maintain survey readiness by ensuring the building remains compliant with applicable regulations. Resident Service
Respond to resident maintenance requests with professionalism, courtesy, and urgency.
Communicate repair timelines and updates respectfully.
Respect resident privacy while working in apartments.
Ensure work areas are left clean and safe following repairs.
Build positive relationships with residents through dependable service. Team Collaboration
Work collaboratively with the Maintenance Director, Executive Director, nursing, housekeeping, dietary, activities, and other departments.
Assist with community events by setting up or moving furniture and equipment as needed.
Support emergency maintenance needs after hours when required.
Communicate maintenance concerns and completed work clearly.

High school diploma or equivalent. Basic knowledge of plumbing, electrical, carpentry, painting, and general building maintenance. Ability to safely operate hand tools, power tools, and maintenance equipment. Strong problem-solving and organizational skills. Ability to work independently with minimal supervision. Valid driver's license with an acceptable driving record. Preferred Qualifications Previous maintenance, facilities, construction, apartment maintenance, or environmental services experience. Experience in assisted living, healthcare, hospitality, or commercial facilities. HVAC, plumbing, or electrical certifications. CPR and First Aid certification. Physical Requirements Ability to stand, walk, climb stairs, kneel, crouch, bend, and reach throughout the workday. Ability to safely lift, carry, push, or pull up to 75 pounds with or without reasonable accommodation. Ability to climb ladders and work from elevated positions. Ability to work indoors and outdoors in varying weather conditions. Ability to safely operate maintenance equipment and tools.
