Job Qualifications Applicant must be 18 yrs of age and have a good driving record. High school diploma or GED equivalent a must. Applicant must have some prior experience with using hand and or power tools. Must be able to work well with other employees and or members/residents. Must be able to work some night and weekends in an on-call capacity. Job Summary A Maintenance Technician I is responsible for all the maintenance and repairs in areas assigned by the Maintenance Supervisor. He must inter-relate with all member/owners and co-workers on a professional level of cooperation and service at the direction of the Maintenance Supervisor.

SUMMARY OF ESSENTIAL JOB FUNCTIONS

Maintenance Perform work orders for assigned areas in a timely fashion. Repair electrical repairs on such items as appliances, fixtures, switches, outlets, circuits, etc. Repair plumbing repairs such as clearing stoppages, repairing leaks and replacing fittings, etc. Replace broken glass, tiles, screens, fixtures, appliances, and locks. Perform carpentry work as needed. Repair concrete, masonry, and roofing as required. Assist in the refurbishing of vacated units prior to occupancy by new members. Assist in the preparation of supply inventories. Help maintain the maintenance area. Help in the preventive maintenance programs and other duties as assigned by the Maintenance Supervisor.   • Clear storage and maintenance areas.
  • Dust, vacuum, and clean Maintenance Office. Keep area around dumpsters clean at all times. Perform grounds duties such as picking up trash, trimming bushes, painting of buildings. Perform other duties as assigned by the Maintenance Supervisor or the Site Manager Job Description Apartments
  • Clean kitchen and appliances, pull stove and refrigerator, clean behind them and put them back. Clean bathroom including tub wall, walls, mirrors, cupboards, and floors. Clean rest of apartment and vacuum. Wash baseboards, if not painted, wash windows, doors, and closet shelves. Polish cabinets and all wooden doors. Clean carpet and wax all floors.

  • Pick-up trash every morning from grounds and parking lots.

Keep street, curbs, and sidewalks swept and clear of any type of blockage. In season, shovel snow and clear ice from walks. Prune trees, shrubbery, and tend flowerbeds if applicable. Repair and maintain equipment. Perform other duties as assigned by Maintenance Supervisor. Maintains proper dress code and conduct to New Paris standards. Trains employees in their duties and responsibilities. Resolves problems the staff might present. Maintains a preventative maintenance program keeping site manager informed of real or potential problems that may arise. Informs site manager of repairs requiring outside contractors for work beyond the capabilities of on-site personnel. General

  • Schedule on-call maintenance personnel for emergency situations after hours.

Periodically inspects buildings and grounds to evaluate physical condition and determine maintenance needs. Maintain inventories of supplies Directs and keeps the maintenance areas organized and clean. Completes all service requests within 48 hours unless a part has to be ordered. Perform other duties as assigned by Site Manager. Hours are Monday thru Friday 9:00am-5:00pm. Hours are subject to change based upon the needs of the property. Compensation based on experience.
