POSITION SUMMARY
The Full-Time Maintenance Technician performs general maintenance, repair, rehabilitation, preventive maintenance, and upkeep of Neodesha Housing Authority residential properties and facilities. The position works largely independently and must be able to identify maintenance problems, determine appropriate repairs, organize work, and complete assigned projects safely and timely. Other duties may be assigned based on supervisor direction. A significant portion of the position involves rehabilitating and preparing vacant, ground-level apartments for occupancy. The employee will also respond to resident work orders in occupied units and share after-hours emergency call responsibilities with the other maintenance employee on a rotating one-week-on/one-week-off basis after training has been established.
GENERAL DUTIES AND RESPONSIBILITIES
Rehabilitate and turn over vacant apartments for new occupancy. Perform interior painting, surface preparation, drywall patching/repair, flooring work, and minor carpentry. Repair doors, locks, cabinets, windows, trim, and other residential hardware. Perform basic plumbing repairs involving faucets, toilets, drains, water lines, fixtures, and water heaters. Perform basic electrical troubleshooting and repairs within the employee's qualifications and legal requirements. Perform HVAC troubleshooting, filter changes, routine maintenance, and other appropriate repairs. Troubleshoot, repair, remove, and install household appliances. Respond to resident work orders and emergency maintenance needs. Perform preventive maintenance and identify developing repair or safety issues. Maintain Housing Authority buildings, grounds, common areas, tools, equipment, vehicles, and maintenance supplies. Document work completed and materials used and communicate professionally with residents and staff. Perform seasonal and weather-related maintenance and other maintenance duties as assigned. Other duties as assigned by supervisor.

JOB REQUIREMENTS AND CONDITIONS OF EMPLOYMENT
Physical Requirements:
The position requires regular physical activity associated with residential property maintenance, including standing, walking, bending, kneeling, reaching, climbing, lifting and carrying materials, using hand and power tools, and working indoors and outdoors in varying weather conditions. Applicants must be able to perform the essential functions of the position, with or without reasonable accommodation.
Independent Work and On-Call:
The employee will frequently work independently and must be able to assess work orders and maintenance problems, determine an appropriate course of action, complete repairs, and appropriately report issues. During assigned on-call weeks, the employee must be available to respond to emergency maintenance situations within a 30 minute response time during evenings, nights, weekends, and holidays.
Valid Driver's License and Vehicle Safety:
The employee must possess and maintain a valid driver's license and an acceptable driving record as required for the position. When operating or riding in a Neodesha Housing Authority vehicle, the employee must wear a seat belt at all times and comply with all NHA vehicle and safety policies.
