Job Summary The Maintenance Mechanic works under close supervision of the Administrator, performs general building maintenance activities, such as areas of carpentry, plumbing, electrical, painting, etc. The Maintenance Mechanic shall prepare and monitor heating, air conditioning/ventilation, plumbing, electrical equipment, etc. for operation. Education The Maintenance Mechanic shall have a high school or equivalent education plus 2- 5 years building maintenance experience or special training in skilled trades from an accredited trade or vocational school plus 2- 5 years of related experience. Qualifications 1. Knowledge of general building maintenance practices and procedures. 2. Knowledge of local and state building codes as it pertains to the repair and/or replacement of physical plant systems/equipment. 3. Knowledge of safety requirements and regulations. 4. Knowledge of heating/air conditioning ventilation, electrical and plumbing systems. 5. Knowledge of proper painting, carpentry, and flooring skills. 6. Ability to operate various types of mechanical equipment. 7. Ability to repair minor mechanical equipment. 8. Ability to organize, plan, and supervise the general maintenance of the facility. 9. Maintains effective interpersonal relationships and works well with the public. 10. Is of good emotional, mental and physical health, having sound judgment and high professional standards. 11. Is courteous in working with residents, families and employees. 12. Maintains a neat, well-groomed and professional appearance at all times. 13. Must be willing to be in the facility ready to begin assigned duties on time. 14. Must be willing to be in the facility during weekdays as well as weekend hours. 15. Must demonstrate the ability to function as a cooperative team member with all disciplines in the facility. Responsibilities The Maintenance Mechanic works with the Administrator to assure the following responsibilities are accomplished. This list is only partial and should not be interpreted as a comprehensive inventory of all duties, tasks and responsibilities. 1. Performs general skilled building maintenance tasks. Receives work orders and performs tasks required to complete duties assigned. 2 Monitors and records water temperatures throughout the facility. Such as resident use areas, laundry and dietary areas. 3 Monitors and maintains heating/air conditioning/ ventilation equipment. Such as changing/cleaning filters, lubricating motors, tightening/changing belts, changing fan motors, compressors, changing out thru-wall units and components etc. 4 Monitor and maintain electrical systems. Such as changing and/or replacing fuses, breakers, light bulbs, light switches, outlets, fan motors, light fixture globes/diffuse/lenses, elements etc. 5 Monitor and maintain the emergency generator set and transfer switch. Such as keeping primary and secondary fuel sources at full capacity. Checking and changing as needed the fluid levels, belts hoses and batteries etc. 6 Monitor and test safety systems such as the fire alarm/smoke detection system, fire sprinkler system, dietary vent hood fire suppression system, hand held fire extinguishers etc. Shall be able to operate all systems, test all systems, and maintain a written list of the contracts and phone numbers of the licensed professionals who are contracted to repair/maintain and test the various systems. 7 Reports immediately to supervisor, administrator and local law enforcement situations involving abuse, neglect, or suspicion of a crime. 8 Adheres to the Code of Conduct, Compliance Program, HIPAA Standard, and Computer Usage Agreement. 9 Performs any other tasks as assigned by the Administrator. Professional Requirements 1. Adheres to dress code, appearance is neat and clean. 2. Completes educational requirements per policy. 3. Maintains regulatory requirements. 4. Occasional travel/overnights required for training, professional meetings, emergencies, and evacuations. 5. Reports to work on time and as scheduled. 6. Wears identification while on duty. 7. Must work throughout all areas of the facility. 8. Completes work in designated time frames.
