Property Manager Position Overview We are seeking a highly skilled, hands-on Lead Maintenance Technician to oversee maintenance operations at a 120-unit multifamily community. The ideal candidate will have strong technical expertise in plumbing and HVAC , along with the ability to handle general apartment maintenance, preventative maintenance, unit turns, and property repairs. This is a hands-on position for someone who takes pride in solving problems correctly, responding quickly to resident issues, and maintaining the property to a high standard.
Key Responsibilities:
Plumbing Primary Specialty Diagnose and repair plumbing issues throughout the property. Repair leaking faucets, toilets, valves, supply lines, drains, and fixtures. Troubleshoot clogged and slow drains. Repair and replace water heaters. Diagnose water pressure and water supply issues. Repair leaks in supply and drain lines. Troubleshoot sewer and main-line issues. Perform preventative plumbing maintenance. Identify potential plumbing problems before they become major property issues. Coordinate with outside plumbers when repairs require specialized equipment or licensing. HVAC — Primary Specialty Diagnose and repair residential HVAC systems. Troubleshoot air-conditioning and heating issues. Perform routine HVAC preventative maintenance. Replace capacitors, contactors, thermostats, filters, motors, and other commonly serviced components. Diagnose refrigerant and airflow issues. Maintain and troubleshoot split systems and package units. Monitor HVAC performance across vacant and occupied units. Identify systems requiring outside contractor repair or replacement. Help maintain comfortable temperatures and minimize HVAC-related resident complaints. General Apartment Maintenance Complete resident work orders in a timely manner. Perform apartment move-out inspections. Complete unit turns and make-ready work. Repair doors, locks, cabinets, appliances, drywall, flooring, and fixtures. Perform minor electrical repairs when qualified. Replace light fixtures, switches, outlets, smoke detectors, and other components. Perform painting and drywall repairs. Maintain common areas, buildings, grounds, and amenities. Respond to emergency maintenance situations. Preventative Maintenance Develop and maintain preventative maintenance schedules. Regularly inspect plumbing and HVAC systems. Inspect vacant units and identify needed repairs. Monitor water heaters, HVAC equipment, pumps, shut-off valves, and other major building systems. Identify recurring maintenance problems and recommend permanent solutions. Help reduce costly emergency repairs through preventative maintenance. Unit Turns Complete inspections of vacant units. Create detailed make-ready punch lists. Complete plumbing and HVAC repairs during turns. Coordinate with vendors when specialized work is required. Ensure units are completed on schedule and meet property standards. Minimize downtime between move-out and move-in. Work Order Management Respond to resident maintenance requests promptly. Prioritize emergency, urgent, and routine work orders. Accurately document repairs and materials used. Communicate with residents regarding maintenance schedules. Close completed work orders promptly. Identify recurring work orders and recommend solutions. Vendor Management Coordinate with outside plumbing, HVAC, electrical, and general contractors when necessary. Obtain bids for larger repairs when requested. Monitor contractor work for quality and accuracy. Verify completed work before invoices are submitted. Maintain strong relationships with reliable local contractors. Property Maintenance Conduct regular property inspections. Identify deferred maintenance and potential capital improvement needs. Maintain mechanical rooms, utility areas, common areas, and building systems. Assist with preventative maintenance projects and capital improvements. Maintain a clean and organized maintenance shop and storage area. Qualifications 3+ years of apartment or residential maintenance experience preferred. Strong hands-on plumbing experience required . Strong hands-on HVAC experience required . Experience diagnosing and repairing residential HVAC systems. Experience with water heaters, plumbing fixtures, drains, leaks, and water supply systems. General electrical, carpentry, drywall, painting, and appliance repair skills preferred. Ability to troubleshoot problems independently. Ability to read and understand basic mechanical information. EPA certification for refrigerant handling preferred. HVAC certifications or trade-school training preferred. Valid driver's license preferred. Ideal Candidate The ideal candidate is a problem solver and skilled tradesman who can independently diagnose and repair the majority of maintenance issues that arise at a multifamily property.
