JOB DESCRIPTION
MAINTENANCE
STAFF OVERVIEW
The Maintenance function operates within the context of the Cabot Estate "Annual Planning Guide" which outlines seasonal tasks that must occur throughout the calendar year. Maintenance staff workers are under the direction and supervision of the Maintenance Supervisor and are accountable to the Property Manager.
REQUIRED SKILLS TECH 1
  • Provides primary assistance to the Maintenance Supervisor and requires five years plus of maintenance experience. Should have good working knowledge of power equipment including generators, chain saw, back pack blowers, snow blowers. Position requires the following skill levels: Patching/Painting
  • Excellent Plumbing
  • Good Carpentry
  • Medium Electrical
  • Medium Locksmith
  • Medium Expected to develop a operating knowledge of the residential units including locations for water shut offs, power panels, HVAC units, outside spigots, and sprinkler controllers.
Requires knowledge and understanding of the snow removal process including operation of a plow truck and sander.
TECH 2 & 3
  • Requires three years maintenance experience and the ability to communicate with residents in a polite and courteous manner.
Assists in the upkeep of common areas and limited "In-Unit" service. Must have basic understanding and be willing to develop skills in the trades. Must be physically able to lift 50 lbs capable of climbing ladders up to 32 feet for inspection of roofs and gutters. The maintenance staff tends daily to "Common Area" and "In-Unit Service" work orders as assigned by the Maintenance Supervisor.
GENERAL RESPONSIBILITES
In addition to specific assigned tasks, the maintenance staff is to remain vigilant of property conditions and report problems back to the Maintenance Supervisor. Common areas to be observed include: The main roadway and catch basins Debris along Chestnut and Perkins Streets Perimeter fencing Street lights All exterior electrical panels including transformers and HVAC units, Building interior common areas Exterior physical conditions Townhouses and Midrise Buildings Guardhouse Maintenance Garage Pool House Castle Amenities including the Tennis Courts and Pool area The brook behind the A Cluster flooding The Maintenance staff should be available for over time service if requested by the Maintenance Supervisor or property manager. The Maintenance staff must share after hours "On Call" responsibilities to respond to any emergency conditions as determined by the Maintenance Supervisor or Property Manager.
TASK RESPONSIBILITIES
The maintenance staff tends to "Common Area" duties on an daily, weekly, or monthly program including but not limited to the following tasks: Remove trash dumpsters from Mid-rise buildings. Clean trash rooms including floors, walls, and ramps Clean and maintain compactor equipment Remove trash barrels and recycling bins at townhouse units Maintain dumpster area Remove dog runs debris Check all hallways and stairwells for failed lighting Clean up leaf debris using back pack blowers Snow shoveling as required Assist outside vendors to locate service points (water, sewer, cable, electric) Serve as pool attendant when necessary Deliver notices and packages to unit owners Maintain maintenance stock list Maintain Cooling Tower and boiler temperature logs
