We are seeking an experienced, highly organized, and dependable Maintenance Technician for a large apartment complex. This position is ideal for a self-motivated individual who can work independently, prioritize multiple responsibilities, communicate effectively, and consistently follow through on assigned tasks. The successful candidate will possess strong technical maintenance skills, excellent customer service, and the ability to manage work orders, emergencies, preventative maintenance, and apartment turnovers while maintaining accountability and attention to detail. On-Call Requirement This position requires participation in after-hours emergency maintenance response. This is on a rotating on-call schedule. While after-hours emergencies are generally infrequent and manageable, the Maintenance Technician must be available and responsive when emergencies occur. Because this position supports two communities, candidates who reside within reasonable proximity to the properties are strongly preferred. Key Responsibilities Complete resident service requests accurately, professionally, and within established timeframes. Prioritize work orders appropriately based on urgency, resident impact, safety concerns, and property needs. Maintain detailed records of completed and pending work orders. Perform apartment turnovers, including painting, cleaning, repairs, and preparation for new resident move-ins. Troubleshoot, diagnose, and repair plumbing, electrical, HVAC, appliance, carpentry, drywall, and general maintenance issues. Maintain and service HVAC equipment, including radiant heating systems. Repair and replace household appliances including refrigerators, dishwashers, ranges, microwaves, washers, and dryers. Repair doors, locks, windows, cabinets, fixtures, and other building components. Identify, document, and address potential safety hazards. Perform preventative maintenance to reduce emergency repairs and extend equipment life. Assist with grounds maintenance, seasonal property upkeep, and snow removal as needed. Maintain a professional and courteous relationship with residents, vendors, and team members. Qualifications Minimum 3 years of apartment maintenance, facilities maintenance, or related experience preferred. Strong knowledge of plumbing, electrical, HVAC, appliance repair, drywall, painting, and general building maintenance. EPA Certification preferred. Pool Operator Certification preferred but not required. Ability to troubleshoot maintenance issues independently and determine appropriate corrective action. Demonstrated ability to manage multiple assignments, prioritize effectively, and consistently follow through on responsibilities. Strong organizational and time-management skills. Excellent communication and customer service skills. Ability to work independently with minimal supervision. Reliable transportation required.
