Job Description

Lead from the field. Solve problems. Set the standard. You're an experienced maintenance professional who knows what good work looks like—and you don't settle for quick fixes when the job needs to be done right. As our Maintenance Lead , you'll combine hands-on repair expertise with field leadership. You'll tackle complex maintenance issues, support other technicians, inspect completed work, and help ensure our properties are maintained safely, efficiently, and to a consistent standard. This is a role for someone who takes ownership, pays attention to the details, and follows a job through from diagnosis to completion.
THE ROLE
As the Maintenance Lead for our Lewiston/Auburn portfolio , you'll perform and oversee a wide range of maintenance and repair work, including unit turns, inspections, preventive maintenance, and larger repair projects. You'll help technicians troubleshoot problems, determine the right repair approach, and make sure completed work meets our quality and safety standards. You'll also play an important role in keeping work orders accurate and complete, including documenting labor, materials, receipts, and photos. This is a hands-on leadership role —you'll spend time in the field doing the work while also helping the team maintain consistent standards and follow-through.
WHAT YOU'LL DO
Perform and oversee maintenance, repairs, unit turns, inspections, and larger repair projects. Diagnose maintenance issues and determine the appropriate repair method, materials, and labor required. Provide hands-on guidance and support to maintenance technicians in the field. Inspect completed work, identify deficiencies, and ensure punch-list items are addressed. Maintain accurate work-order documentation, including notes, labor, materials, receipts, and before-and-after photos. Help ensure work is completed safely, efficiently, and according to established company standards. Follow and reinforce company procedures, safety requirements, and lead-safe work practices. Identify recurring maintenance issues and help address underlying problems rather than relying on temporary fixes. Communicate professionally with residents, coworkers, vendors, property teams, and management. Participate in the rotating on-call schedule.
WHAT WE'RE LOOKING FOR
Strong hands-on experience with carpentry, drywall, painting, flooring, doors and locks, minor plumbing, minor electrical, appliances, and general building repairs . Previous experience leading technicians, crews, or subcontractors is strongly preferred. Strong troubleshooting and problem-solving skills. High standards for quality, safety, cleanliness, and attention to detail. Strong organization and follow-through across multiple work orders and properties. Comfortable holding yourself and others accountable for completing work properly. Clear, professional communication skills. Comfortable using a smartphone and work-order software. Valid driver's license, acceptable driving record, and a reliable personal vehicle are required for travel between properties and work locations. Mileage reimbursement is provided for approved business travel. Applicable trade licenses or certifications are a plus, but not required. Ability to pass any required background screening.
ABOUT US
Simplified Management is a property management company focused on operating apartment communities with clear standards, reliable systems, and strong execution. Our maintenance team plays a direct role in property condition, resident experience, safety, and how efficiently vacant units are returned to service. We expect our team to take ownership of their work, communicate clearly, document repairs properly, and solve problems thoroughly. As Maintenance Lead, you'll help set that standard in the field—supporting technicians, reviewing completed work, identifying issues, and making sure repairs are completed safely and correctly. If you're an experienced maintenance technician who wants to take on a leadership role without stepping away from the hands-on work, we'd like to hear from you.
