We are seeking a motivated and reliable Maintenance Technician to join our property maintenance team. This position is ideal for individuals looking to build a career in property maintenance and facilities management. The successful candidate will perform routine maintenance, repairs, and general upkeep of our residential and commercial properties. Key ResponsibilitiesGeneral Maintenance Perform routine maintenance tasks including changing light bulbs, air filters, smoke detector batteries, and door hardware Complete basic plumbing repairs such as fixing leaky faucets, unclogging drains, and replacing toilet components Perform minor electrical work including outlet and switch replacements, fixture installation, and troubleshooting Execute painting, drywall patching, and basic carpentry tasks Troubleshoot and perform minor repairs on appliances including refrigerators, stoves, dishwashers, and washers/dryers Snow removal and management during the winter months Property Upkeep Maintain grounds and common areas including trash removal, sweeping, and plowing Conduct regular property inspections and report any issues or safety concerns Assist with unit turnover preparation including cleaning, painting, and minor repairs Ensure all areas meet safety and cleanliness standards Resident Relations & Administration Respond promptly and professionally to resident service requests Communicate effectively with residents regarding maintenance activities and timelines Complete work orders accurately and in a timely manner using property management software Maintain accurate records of maintenance activities and material usage Perform maintenance for after-hours emergencies Required Qualifications High school diploma or equivalent (GED) 1-2 years of experience in maintenance, facilities, or related field Basic knowledge of plumbing, electrical, HVAC, and general building maintenance Valid driver's license with clean driving record Ability to use hand and power tools safely and effectively Strong work ethic with excellent punctuality and reliability Good communication skills and customer service orientation Ability to work independently and as part of a team Basic computer skills for work order management systems Willingness to learn and accept constructive feedback Physical Requirements Ability to lift and carry up to 50 pounds regularly and up to 75 pounds occasionally Capability to climb ladders, work at heights, and access confined spaces Ability to stand, walk, bend, kneel, and crouch for extended periods Comfortable working outdoors in various weather conditions Manual dexterity to operate tools and equipment Work Schedule & Conditions Full-time position: 40 hours per week, Monday through Friday, 8:00 AM to 4:30 PM Occasional evening and weekend work required Respond to emergency maintenance (after hours) Work performed indoors and outdoors in varying weather conditions Exposure to cleaning chemicals, dust, fumes, and mechanical equipment Compensation & Benefits Competitive salary range: $26-$28 based on experience Overtime pay for hours worked beyond 40 per week Comprehensive health, dental, and vision insurance Paid time off (PTO) and paid holidays Company-provided vehicle Company-provided tools, uniforms, and safety equipment Equal Opportunity Employer We are an equal opportunity employer and value diversity in our workforce.
