(HANDYMAN) We're looking for a dependable, handy person to join our team on a part-time basis! Summary :

The Property Maintenance Technician (Handyman) is responsible for performing general maintenance and repair duties at the nonprofit affordable housing agency's six residential properties. This position plays a key role in maintaining safe, clean, and well-maintained housing for residents by completing maintenance repairs, assisting with apartment turnover, maintaining property grounds, and preparing units and common areas for required inspections. This position is part of the enhanced property management services provided to MAP tenants and reports directly to the Property Manager.

Responsibilities:

Perform seasonal cleanup and general exterior upkeep of all agency-owned properties. Complete routine maintenance and repairs to residential units, common areas, and agency-owned properties. Maintain common areas, exterior grounds, and landscaping, including operating lawn mowing and other grounds maintenance equipment. Perform preventive maintenance on building systems and equipment to ensure safe and efficient operation. Utilize the agency's work order system to document, prioritize, and complete maintenance requests in a timely manner. Perform minor carpentry, painting, drywall, plumbing, electrical, flooring, and other general handyman repairs as needed. Respond promptly and professionally to routine maintenance requests and resident concerns. Identify, document, and report maintenance issues requiring additional repairs or outside contractors. Prepare properties and residential units for all required inspections and correct identified deficiencies as appropriate. Complete apartment and room turnovers, including drywall repair, painting, replacing blinds, floor repairs, lock changes, cleaning, and other tasks necessary to prepare units for occupancy. Communicate and coordinate with Housing Supportive Services providers to support enhanced property management and resident services. Assist with special maintenance projects and agency initiatives as assigned. Follow all agency policies, safety procedures, and applicable regulations while performing maintenance duties. Maintain maintenance tools, equipment, and supplies in a clean, organized, and safe condition. Perform other duties as assigned by the Property Manager.

Knowledge:

Knowledge of:

Plumbing, electrical, painting, carpentry, flooring, and general mechanical systems. Preventive maintenance practices. Safe operation of maintenance tools and equipment. Building safety practices, codes, and regulatory compliance. Grounds maintenance and landscaping practices. Maintaining accurate and confidential records in accordance with legal and ethical standards. Maintaining appropriate professional boundaries with residents and clients.

Qualifications :

Minimum of two (2) years of experience in general maintenance, facilities maintenance, or a related field (preferred). Experience in residential property management or affordable housing is preferred. General knowledge of building maintenance and repair techniques.

Requirements :

Valid Michigan driver's license. Reliable transportation and proof of automobile insurance. Part-time position, up to 24 hours per week. Typical work schedule is Monday through Friday, between 8:00 a.m. and 4:30 p.m. Hours may vary based on agency needs. Ability to successfully pass a criminal background check. Ability to wear required Personal Protective Equipment (PPE). Possession of personal hand tools is preferred.

Working Environment & Physical Demands :

This position routinely requires work in both indoor and outdoor environments and throughout the community.

Continuously requires the ability to:

Work outdoors in varying weather conditions. Travel between multiple agency properties. Ascend and descend stairs and ladders safely. Lift, carry, push, and pull up to 50 pounds. Stand, walk, climb, balance, stoop, kneel, crouch, and crawl. Traverse uneven terrain for extended periods. Safely operate maintenance tools and equipment. Maintain visual acuity, including close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Frequently requires the ability to:
