Job Description:
As a Maintenance Technician, you will play a crucial role in ensuring our properties are well-maintained, safe, and comfortable for our residents. You will be responsible for performing a wide range of maintenance and repair tasks.
Responsibilities:
Include the following. Other duties may be assigned. ​​
Routine Maintenance :
Perform routine inspections and maintenance tasks, including plumbing, electrical, HVAC, and general repairs.
Emergency Repairs :
Respond promptly to emergency maintenance requests, such as leaks, electrical issues, or heating/cooling problems.
Preventive Maintenance:
Implement preventive maintenance programs to prolong equipment life and reduce unexpected issues.
Groundskeeping :
Maintain the property's exterior, including landscaping, lawn care, and snow removal as necessary.
Inventory Management :
Keep track of maintenance supplies, order replacements as needed, and maintain a well-organized maintenance shop.
Tenant Relations :
Interact with residents professionally, addressing maintenance concerns with courtesy and efficiency.
Safety :
Follow safety protocols and guidelines to ensure a safe working environment.
Documentation :
Maintain accurate records of maintenance activities, repairs, and expenses.
Communication :
Collaborate effectively with property management and colleagues to prioritize tasks and provide status updates.
Qualifications:
To perform the job successfully, an individual should demonstrate the following competencies: • Previous experience in property maintenance, general maintenance, or a related field is preferred. Proficiency in maintenance tasks, including plumbing, electrical, HVAC, and general repairs. Knowledge of safety procedures and guidelines. Strong problem-solving skills and attention to detail. Ability to work independently and as part of a team. Excellent communication and interpersonal skills. Availability for on-call duties as needed.
REQUIREMENTS
The employee is subject to schedule changes as required by the job and his/her supervisor. This may include working weekends, working after the course of normal business hours and at other times as required by the job. The employee is subject to these schedule changes on as little notice as 24 hours. Must provide and maintain their own basic maintenance tools necessary to perform the essential functions of the position. Flexibility to work weekends, evenings, and holidays as required by leasing demands. Valid driver's license and reliable transportation.
