JOB SUMMARY
The Maintenance Technician I will perform a variety of minor maintenance & utility duties for the Facilities Department and is assigned to work for a Maintenance Supervisor, Janitorial Project Manager, or Regional Manager. The Maintenance Technician I is guided by a general knowledge of building maintenance, and the use of tools and basic maintenance supplies. The Maintenance Technician I may be trained and licensed as needed to operate Grounds and Utility vehicles for landscaping, equipment transportation, facility department, and office relocation activities. The Maintenance Technician I must have a valid driver license and pass MVR check.

WORK PERFORMED
Ø Performs a variety of duties in maintaining, repairing, operating and cleaning of the center, exterior grounds, and property facilities. Ø Assists in making decisions on all normal & minor repairs and reports major problems to the Supervisors. Ø Cleans sidewalks and parking areas, picks up and disposes of trash, polices grounds for litter, debris, branches, pressure washing, and similar items. Operates equipment assigned to complete those tasks, whether electrical or gasoline motor driven. Ø Maintains & performs minor repairs to equipment, which is needed to complete assigned tasks, and building areas, using power & hand tools and other necessary equipment. Ø Performs a variety of other unskilled or semi-skilled tasks such as minor carpentry, minor plumbing, painting, lamp changing, and wall maintenance. (Property scope of work will dictate required obligations) Ø Analyze and repair basic building and grounds maintenance problems, alone or as part of a team. Ø Responds to emergency problems in the facility and assists in emergency repairs as needed. Ø Performs similar basic maintenance duties on any shift as assigned, and contacts supervisors, skilled trades vendors, or on-call personnel as instructed. Ø Maintains logs, performs rounds, completes maintenance work orders, tests, and inspections. Ø Maintains facility, grounds, shops, and mechanical areas in a clean and safe manner. Ø Performs related and other departmental duties as required.
REQUIRED KNOWLEDGE AND SKILLS
Education and Experience Required:
High school diploma or equivalent - 1 years related experience as a maintenance worker or technician in a similar sized institution or in a ground's maintenance occupation. Ability to read, comprehend and transmit complicated simple instructions in writing and orally.
Equipment, Machine, or Manual Skills Required:
General understanding of simple tools and maintenance equipment. A demonstrated skill in one trade and basic understanding of other trades acquired through similar on-the-job training.
Physical Demands:
Sits, stands, bends, kneels, climbs stairs, ladders, and equipment, has good sense of balance to work on heights. Some lifting of medium and/or heavy equipment and tools.
Working Conditions:
Some exposure to extreme degrees of heat, noise, dust and dirt areas requiring infection control. Requires meeting deadlines for completion of work on a daily basis. Work whatever hours necessary to maintain facility in safe manner including weekends and nights.
