Building Maintenance Technician Job Responsibilities:
Perform maintenance and repair of building systems including HVAC, electrical, plumbing, lighting, doors, and locking mechanisms in accordance with manufacturer specifications and applicable safety standards. Execute preventive maintenance tasks on schedule to identify, diagnose, and correct deficiencies before equipment failure occurs. Prioritize and resolve issues based on safety risks and operational impact by implementing solutions that address root causes, prevent recurrences, and minimize downtime. Maintain control and documentation of facility equipment, keys, and tools. Complete minor carpentry, painting, drywall, and general repair to maintain facility appearance. Assist with facility improvement projects, installations, and space modifications. Coordinate with external vendors when necessary and ensure quality and completion of repairs. Inspect and maintain exterior grounds, including basic landscaping, snow/ice coordination, and parking lot conditions. Ensure full compliance with safety policies and OSHA regulations. Support emergency response efforts and respond to after-hours emergencies. Identify opportunities to improve maintenance processes and efficiency. Perform routine light janitorial duties to maintain a clean, professional office environment, including wiping down common surfaces, touch points, breakrooms, conference rooms, and other shared spaces as needed. Monitor the overall appearance of the facility and proactively address housekeeping or maintenance issues before they become concerns. Assemble, move, and install office furniture, shelving, whiteboards, televisions, monitors, artwork, signage, and other fixtures, including running cables and ensuring professional installations. Pick up maintenance supplies, building materials, and equipment from local home improvement centers and suppliers to support facility projects. Assist departments with office moves, workspace setup, and facility reconfigurations. Maintain inventory of maintenance supplies, cleaning products, tools, and commonly used facility materials.
Building Maintenance Technician Job Requirements:
Education:
High school diploma or equivalent required. Technical or vocational training in maintenance, HVAC, electrical, or related field preferred
Experience:
Minimum of 2 years of experience in building maintenance, facilities, or general repair. Experience in manufacturing, warehouse, or commercial facility environments prefered.
Other Requirements:
Valid driver's license with an acceptable driving record. Ability to operate fleet vehicles to transport materials and complete local supply pickups. HVAC (EPA 608), electrical or plumbing license, OSHA 10 or 30 certification, first aid/CPR, forklift, and aerial lift certifications preferred. Demonstrated ability to diagnose and resolve mechanical and facility issues without direct supervision. Ability to prioritize work orders based on operational impact. Effective communication with internal staff, management, and external vendors to coordinate repairs and minimize downtime. Strict adherence to safety protocols and procedures. Proactive troubleshooting skills to identify and solve deficiencies. Ability to recognize limitations and escalate high-risk or code-related issues. Consistent reliability and timely responses to maintenance issues. Self-motivated with the ability to work independently and manage priorities without constant supervision. Strong attention to detail with pride in maintaining a clean, organized, and professional facility. Demonstrates initiative by identifying maintenance, safety, or appearance issues and addressing them proactively. Ability to anticipate facility needs and take action before issues disrupt operations. Strong customer service mindset with the ability to support employees across all departments. Flexible and willing to assist wherever needed to support business operations.
Technical Knowledge and Skills:
Basic working knowledge of: HVAC systems (filters, belts, thermostats, basic diagnostics) Electrical systems (lighting, outlets, breakers, fuses) Plumbing systems (fixtures, clogs, minor leaks) Ability to safely use common maintenance tools and equipment. Ability to read and follow technical manuals, instructions, and safety manuals.
