Building Maintenance Technician II Job Description The Building Maintenance Technician II supports a temperature-controlled warehouse and manufacturing facility by performing preventive maintenance, troubleshooting, and repairs on HVAC, electrical, plumbing, and general building systems. This role focuses heavily on contractor and vendor coordination, ensuring all maintenance activities are completed safely, efficiently, and in accordance with company standards. The position operates Monday through Friday, 8:00 a.m. to 4:30 p.m. Responsibilities Perform preventive maintenance on HVAC, electrical, plumbing, and general building systems throughout the facility. Troubleshoot and repair mechanical, electrical, plumbing, and building systems to ensure reliable operation. Respond promptly to maintenance requests and complete repairs in a timely and efficient manner. Inspect building, walkways, and premises for safety hazards and perform necessary maintenance to eliminate risks. Coordinate and manage external contractors and vendors for specialized repairs and maintenance work. Assist contractors and vendors on-site, ensuring they have the information and access needed to complete their tasks. Ensure all maintenance activities comply with company policies, safety standards, and regulatory requirements. Perform facility cleaning tasks as needed, including blowing down walkways with a leaf blower and covering for cleaners when they are unavailable. Carry out general facility upkeep such as painting, drywall repair, carpentry, and janitorial tasks as required. Maintain an organized inventory of supplies, tools, and equipment needed for repair and maintenance tasks. Document all maintenance and repair work accurately and maintain logs for future reference and planning. Support overall facility maintenance and reliability by identifying issues early and recommending corrective actions. Essential Skills 24 years of experience in building maintenance, facilities maintenance, or a closely related field. Proficiency in the use of hand tools and power tools for repair and maintenance work. Basic understanding of HVAC systems, including preventive maintenance and minor troubleshooting. Basic understanding of electrical systems, including diagnosing and repairing common issues. Basic understanding of plumbing systems and the ability to perform routine repairs. Ability to independently diagnose maintenance issues and perform appropriate repairs. Strong troubleshooting skills across mechanical, electrical, plumbing, and building systems. Experience with general building maintenance, including repair, cleaning, painting, drywall, and carpentry. Ability to perform preventive maintenance tasks consistently and according to schedule. Good communication skills to interact effectively with internal staff, contractors, and vendors. Customer service mindset with a focus on responsiveness and quality of work. Physical dexterity and the ability to lift heavy objects and work in various facility conditions. Ability to work safely and follow established safety procedures and standards. Additional Skills & Qualifications Experience in facilities maintenance within warehouse or manufacturing environments. Experience in facility maintenance and facility repair, including janitorial and general upkeep. Familiarity with vendor relationships and contractor management in a maintenance setting. Experience coordinating and assisting external contractors and vendors on-site. Comfort using equipment such as leaf blowers and other cleaning tools for outdoor and indoor areas. Ability to maintain clear documentation and maintenance logs for reference and compliance. Attention to detail in identifying safety hazards and performing corrective maintenance. Job Type & Location This is a Contract to Hire position based out of Horn Lake, MS. Pay and Benefits The pay range for this position is $23.00 - $23.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
