A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.

PURPOSE OF CLASS
Under general direction of the Village Administrator, performs complex maintenance functions and related work as required.
PRIMARY DUTIES
Responsible for accurate monthly water meter reading throughout the Village, and advise customers of high-water usage. Performs the replacement of water meters. Performs the installation of sewer/water taps for new customers if extensive excavation is not required. Assist in the Maintenance of the entire fleet of Village-owned vehicles including special equipment items (backhoe, mowers, tractors, etc.) Monitors and maintains the composting debris at the Village Compost site. Maintains all Village-owned property and grounds to include grass cutting on rights-of-ways, parks, and Municipal Building area. Performs routine flushing of hydrants. Performs regularly scheduled inspections of both dams. Maintains the Village Maintenance Shop in an orderly and professional manner. Monitor and perform basic maintenance on all sewer lift stations and main pump stations. Record and document lift station pump run times. Be available to respond to emergencies after normal business hours. Performs other duties as designated by the Village Administrator. Operate company vehicles safely for maintenance tasks that require on-site or off-site travel. Maintain detailed records of repairs, maintenance activities, and inspections to ensure compliance with safety standards and operational procedures. Collaborate with team members to lead maintenance projects and improve overall equipment reliability.
MINIMUM TRAINING AND EXPERIENCE NC ORC
License-Class C distribution drinking water preferred NC Collections 1 wastewater preferred Graduation from high school or any equivalent combination of training and experience which provides the required knowledge, skills, and abilities. Possession of a valid North Carolina Driver's License.
REQUIREMENTS
Valid driver's license with experience operating company vehicles responsibly.
Physical Requirements:
Must be physically able to operate a variety of equipment and machinery, including backhoe, tractor/lawn mower, air compressor, Village-owned vehicles. Must be able to exert up to 75 pounds of force occasionally, and/or up to 50 pounds of force frequently and/or up to 25 pounds of force constantly to move or carry objects. Work may involve walking, running, standing, and any physical type of labor. Physical demand requirements are for medium to heavy work. Must be able to pass a required drug screen.
KNOWLEDGE, SKILLS AND ABILITIES
Considerable knowledge of the processes involved in the repair, maintenance, etc. of water distribution, wastewater systems, plumbing, electrical, and mechanical systems. Skill in the operation and maintenance of motor vehicles and special equipment. Skill in performing water distribution and wastewater systems troubleshooting. Skill in performing plumbing, electrical and mechanical troubleshooting. Skill in the use of hand tools and specialized equipment. Ability to maintain routine records and reports. Ability to analyze complex issues and render accurate and timely decisions. Leadership qualities that support team collaboration and safety adherence in a community environment.
