Job Description

Position title: Maintenance Technician Reports to:
Facilities and Maintenance Director Classification:
Non-Exempt Job Summary:
The Maintenance Technician position is responsible for maintaining all SCS properties and for performing all necessary maintenance and janitorial tasks for SCS buildings and grounds in a high quality and safe manner. The Maintenance Technician is responsible for producing necessary reports, such as the daily maintenance log and purchase orders and work orders for accurate billing purposes. Professional communication with co-workers, tenants, and vendors is a must.
Essential Functions:
  • Performs full janitorial duties for all common areas of assigned buildings.
  • Painting, interior and exterior.
  • Carpentry repairs, including glazing, drywall, and flooring.
  • Minor plumbing repairs.
  • Minor masonry repairs.
  • Investigates tenant complaints about malfunctions of utilities or furnished household appliances.
  • Maintains lighting systems in parking lots, on buildings, and in common areas, including bulb replacements, adjustments, and upkeep of timers and/or photosensitive switches.
  • Maintains HVAC systems, including regular filter changes and motor oiling.
  • Monitors and removes debris from hallways, basements, outbuildings, and grounds.
  • Inspects and maintains the safety and security of the buildings.
  • Provides reports on conditions and scheduled maintenance.
  • Maintains inventory of tools, equipment, and supplies.
  • Assists in housing inspections twice a year (REAC/NHHFA).

                Desired Qualifications:
                • Knowledge of building systems and general building maintenance.
                • Clean driving record and a valid driver's license.
                • Ability to lift 35 lbs.
                • Ability to accurately complete necessary maintenance forms.
                • Ability to use maintenance equipment and in a safe manner.
                • Ability to organize time in order to complete work in a timely manner.
                • Ability to prioritize tasks.
                • Ability to use common office computer equipment, including laptops, PCs, and tablets
                • Using preventative maintenance techniques and anticipating future needs and tasks.
                • Must be willing to participate in a revolving on-call rotation.
