Job Description
ABOUT THE ROLE
We're looking for a Maintenance Technician to help keep a residential property clean, secure, and welcoming for residents, staff, and visitors. In this role, you'll handle routine repairs, apartment turnovers, preventive maintenance, and common-area upkeep. You'll also support snow removal, on-call needs, and resident service with professionalism and attention to detail.WHAT YOU'LL DO
- Perform routine maintenance in elevators, hallways, amenities, apartments, and common areas.
- Complete daily property inspections and report issues, leaks, damage, debris, and security concerns.
- Prepare make-ready units by removing trash, cleaning, painting, and completing turn work.
- Paint apartments and common areas based on the turn schedule.
- Maintain grounds, building exteriors, the leasing office, parking lots, and other shared spaces.
- Assist with snow removal, landscaping, and other seasonal tasks as needed.
- Repair or adjust locks, hardware, electrical components, plumbing parts, fixtures, smoke alarms, tiles, drains, and HVAC filters.
- Support preventative maintenance and other assigned projects.
- Deliver excellent customer service to residents and building staff.
- Participate in the emergency on-call rotation when required.
WHAT WE'RE LOOKING FOR
- You have 1+ years of experience in property management or a relevant maintenance field.
- You can work overtime and participate in a rotated on-call schedule when required.
- You can work in cold, hot, dusty, and loud environments.
- You maintain regular, punctual attendance.
- You are able to work with minimal supervision.
- You are well organized and have strong time management skills.
- You have experience with plumbing repairs.
- You have experience painting apartments and preparing make-ready units.
- You have a valid New Jersey Driver's License.
- You have strong verbal communication skills.
- You have a strong customer service orientation.
- You present a professional image.
- You understand property management regulations and laws.
NICE TO HAVE
- You are proficient with Microsoft Office and Yardi.
- You have experience with HVAC systems.
COMPENSATION & BENEFITS
- Full-time schedule, Monday through Friday, 8:00 a.m. to 4:00 p.m., with rotated on-call coverage and overtime as needed.
- Benefits are available after 90 days of employment.
