Job Description

POSITION SUMMARY
: The Maintenance Technician
  • Customer Service Personnel is a maintenance staff person responsible for the maintenance and repair of interior and exterior of residential apartments and buildings.
Nature & Scope :
The position reports directly to the Property Manager and/or Director of Residential Properties, but may work under the supervision of a Superintendent for specific duties, as directed by the Director of Residential Properties, Property Manager(s) or Superintendent.
SPECIFIC DUTIES AND RESPONSIBILITIES
: General knowledge of HVAC and certified to reclaim and add freon Maintain awareness of the physical condition of the property and immediately correct unsafe conditions. Ensure property is clean and presentable. Maintain accurate records, if required, regarding work tickets, service requests (received and completed), apartment make-ready status, work-in-progress, etc. Must be knowledgeable of spare parts and supplies. Inform supervisor when supplies are needed or shortages occur and provide details. Handles repairs and improvements of vacant apartments for a market ready status Works as a team player along with all maintenance staff to ensure the community meets the quality maintenance standards, goals, and values set by the company Hands-on general maintenance experience including but not limited to plumbing, electrical, carpeting, painting, carpentry, drywall repair, locksmithing, electrical repairs, and other related skills. Hard worker and willing to learn new skills Good written and verbal communication skills. Valid driver's license Any and all other duties as assigned by Director of Residential Property, Property Manager, or superintendent.
Requirements:
Must possess personal tools for the job duties set forth above including hammer, screw drivers, sockets, wrenches, cordless drill, GFI tester, spackle tools, and all basic tools to perform plumbing and carpentry.
Physical Requirements :
Required to be on feet (66% to 100% of the time). Regularly required to perform the following activities:
Bend/Stoop/Squat:
Perform routine maintenance and repairs; pick up tools, equipment, and materials.
Climb Stairs:
Service requests and make ready needs for 2nd and 3rd floor apartments.
Climb Ladders:
Perform routine maintenance/repairs both indoors and outside.
Grasp/Grip/Turning:
Handle tools and equipment, perform routine maintenance/repairs.
Finger Dexterity:
Handle tools and equipment, perform routine maintenance/repairs.
Reach Above Shoulders:
Perform routine maintenance/repairs, stock shelves, remove equipment and parts.
Writing:
Inventory control, requisition requests, maintenance reports and work orders. Lifting/Carrying (supplies, replacement parts, ladders, etc.). Over 150 lbs: Rarely needed (less than 1% of the time). 75 lbs
  • 100 lbs: Occasional need (1% to 33% of the time). 25 lbs
  • 75 lbs: Frequently needed (33% to 66% of the time). 1
  • 25 lbs: Constant need (66% to 100% of the time).
Note :
Lifting and carrying of weights exceeding 50 lbs is accomplished with assistance from one or more persons.
Examples of heavy items include:
washers/dryers, refrigerators, A/C units, furniture, etc.
Pay:
From $18.00 per hour Expected hours: 40.0 per week
