Maintenance Technician

Immediate need! Job Summary The Maintenance Technician will play a vital role in preserving the physical integrity, overall safety, and visual appeal of the residential property. Working collaboratively with management and the maintenance team, this role handles day-to-day repairs, preventative maintenance, apartment turnover prep, and emergency coverage. The ideal candidate brings strong technical skills, a positive attitude, and a focus on resident satisfaction.

Key Responsibilities Daily Operations & Grounds Care Curb Appeal:

Inspect common areas daily (hallways, parking structures, trash areas, breezeways) to ensure grounds are clean, well-maintained, and free of debris. Perform routine janitorial duties, sweeping, vacuuming, or blowing clear as required.

Support Marketing:

Assist office staff in maintaining model units and displaying seasonal or promotional marketing materials (banners, A-frame signs, flags).

Resident Relations & Reporting:

Maintain a clean, professional appearance (wearing company-issued uniform shirts and appropriate work footwear). Immediately report safety concerns, unsanitary conditions, unauthorized occupants, or lease violations to the Property Manager.

Work Orders & Unit Turnovers Service Requests:

Complete resident work orders thoroughly within 24 hours. If delayed due to parts or outside vendors, provide written updates to the resident with an estimated completion date. Accurately document completed work in the property management system.

Unit Turnovers:

Turn vacant units into market-ready condition within 3 days of move-out.

Pre-Inspections & Supplies:

Conduct pre-move-out inspections during the 3rd week of each month to audit needed turnover supplies and submit orders to the Property Manager.

Security:

Change locks and re-key all vacant units immediately upon turnover; assist with occupied unit re-keying as directed.

Building Maintenance & Trade Services General Maintenance:

Perform routine and preventative maintenance across trades, including light plumbing, electrical, carpentry, drywall repair, painting, and basic appliances.

Systems & Grounds Maintenance:

Assist in servicing building exteriors, roof drainage, French drains, surface water systems, signage, laundry rooms, and recreational amenities.

Pest Control:

Handle minor pest issues cautiously (e.g., small wasp or bee nests). Outsource major or widespread pest infestations to authorized vendors.

Safety Equipment:

Routinely inspect fire extinguishers, alarm systems, and emergency exits. Empty laundry equipment lint filters weekly.
