Pay Rate:
$28.15 / hour starting
Structured Wage Increases:
$28.55/hr after 90 days; $29.33/hr after 1 year

Hourly, Non-Exempt About the Role & Community We are seeking a skilled, self-motivated Maintenance Technician to assist in repairing and maintaining the mechanical infrastructure and common spaces of a premier residential condominium community in Bratenahl, OH. This is a full-time, union-represented position offering stable daytime hours, competitive union wages with built-in increases, and a consistent work schedule. Key Responsibilities Mechanical & Building Systems:
Maintain, diagnose, and troubleshoot boilers, electrical systems, HVAC equipment, and plumbing infrastructure.
Routine & In-Suite Maintenance:
Complete work orders for common areas and individual resident suites (plumbing, electrical, convectors, carpentry, and drywall).
Preventative Care:
Perform routine upkeep including changing AHU filters, greasing fittings, snaking convector and sanitary risers, and maintaining outdoor sprinkler systems.
Seasonal Grounds Operations:
Operate snowplows and spreaders to clear parking lots and entrance driveways during winter months.
Emergency On-Call:
Participate in an on-call emergency rotation (typically 2 weeks per month: 1 week as primary on-call, followed by 1 week as back-up).
Team Collaboration:
Assist painters, specialty utility staff, and outside contractors on large-scale building projects as needed.
Qualifications & Skills Education:
High School Diploma or GED required.
Experience:
Strong general working knowledge and hands-on experience in plumbing, electrical, HVAC, and carpentry/drywall repairs. (No specific trades certifications required, though relevant mechanical experience is highly valued).
Driver's License:
Valid Driver's License required.
Work Style:
Pleasant, cooperative demeanor with strong communication skills; able to work independently without continuous supervision.
Physical & Environmental Requirements:
Must be able to lift up to 50 lbs, stand, walk, reach, climb, balance, kneel, and work around dust and mold. Average or above sight and hearing required.
Schedule, Breaks & Perks Standard Hours:
Monday through Friday, 8:00 AM - 4:30 PM.
Breaks:
Shift includes two 15-minute paid breaks and one 30-minute meal break daily.
Uniforms:
Employer-supplied uniforms provided.
