Pearl Property Solutions manages residential rental properties in Kent, Cuyahoga Falls, and Ravenna, Ohio. We are looking for a reliable handyman to add to our list of go-to contractors for routine repairs and turnover work. This listing is anchored in Kent, but work comes from all three cities. How this job works This is a 1099 independent contractor position, not employment. Work is assigned as needed, task by task. There are no set hours and no guaranteed weekly volume. Some weeks are busy, some are quiet. You are paid per task, not hourly. We agree on the price before the work starts, and most tasks fall between $50 and $150 depending on scope. The hourly range shown on this listing is an approximate equivalent, since Indeed does not offer a per task pay option. This is a good fit for someone already doing side work who wants steady, repeat calls from one source without chasing new customers. What you will be working on Most of our properties are older homes, so the work is standard residential repair and troubleshooting.

Toilets:
running, clogged, leaking at the base, flapper and fill valve replacement Faucets and sinks: drips, low pressure, P-trap and drain line clogs, garbage disposal jams and replacement Water heaters: no hot water, pilot light, minor leaks, basic troubleshooting before we call a licensed trade Doors and locks: sticking or misaligned doors, strike plates, deadbolts, lockset and knob replacement, rekeying
loose or lifting vinyl and LVP, quarter round, tile and grout repair, subfloor soft spots Electrical basics: outlets, switches, light fixtures, ceiling fans, GFCI resets and replacement, smoke and CO detector installs and battery swaps
Appliances:
troubleshooting and swapping out ranges, refrigerators, dishwashers, washers and dryers HVAC basics: filter changes, thermostat replacement, condensate line clearing, no heat or no cool first-look diagnosis
Exterior:
gutter cleaning, downspout repair, soffit and fascia, siding patches, handrails, steps, deck boards, fence repair Turnovers between tenants: punch lists, patch and paint, hardware replacement, general make-ready
Seasonal:
winterizing hose bibs, minor ice dam and gutter issues, general weatherproofing What we are looking for 2 or more years of hands-on residential repair or maintenance experience Your own hand tools and power tools Reliable vehicle or truck to get to properties and pick up materials Able to diagnose a problem, tell us what it will take, and get it done right the first time Clear and prompt communication by phone or text, including photos before and after Shows up when scheduled and lets us know in advance if something changes Respectful and professional with tenants, who are often home during the work General liability insurance preferred but not required How we work Materials are either provided or reimbursed with a receipt. Work is scheduled during normal business hours. Occasional urgent calls come up, and we pay more for after-hours work.
