$20 - $25/hour Property Maintenance Tech Role Summary As a Property Maintenance Tech, you will be responsible for performing general maintenance, repairs, and preventive care across multiple Sunshine Reserve properties. You will respond to tenant work orders, manage emergency situations, and ensure all properties maintain optimal functioning and tenant safety standards. This role requires reliable transportation to service properties in multiple locations (Middletown, Hamilton, Cincinnati, and Dayton) and availability for on call weekend emergency support. Key Responsibilities Must have reliable transportation to all Sunshine Reserve properties Pine Ridge Apartments in Middletown Sirena Gordon Apartments in Hamilton 9 single family homes in Cincinnati 1 single family home in Dayton General Maintenance Perform tasks that keep the properties functioning at optimal standards, including: Furnace filter changes Minor plumbing tasks Minor electrical tasks Caulking windows, openings, etc Performing preventive maintenance as needed Tenant Work Orders Accept tenant work orders assigned by the Leasing and Maintenance Manager Evaluate if work order is something that can be completed by the tech or if an outside vendor is needed Communicate evaluation to the Leasing and Maintenance Manager Complete minor work orders and repairs Emergency Services Be on call during weekends for tenant emergencies Address emergencies or escalate to the Leasing and Maintenance Manager Perform any tasks necessary to ensure immediate tenant safety Perform any tasks necessary to mitigate damage to the property Required Qualifications Valid driver's license and reliable personal transportation to all property locations Demonstrated hands-on experience or proven ability in HVAC maintenance (furnace filter changes), minor plumbing repairs, minor electrical repairs, and weatherproofing/caulking work Physical ability to lift, carry, and move heavy objects as needed Strong problem-solving skills and attention to detail Ability to work independently and follow instructions from the Leasing and Maintenance Manager Excellent communication and interpersonal skills with tenants and team members Willingness to work flexible hours, including weekends and on-call emergency availability Ability to read and interpret work orders and basic technical information Commitment to safety and adherence to company policies and procedures Preferred Qualifications Advanced technical certifications: CPR/First Aid certification, HVAC certification, or licensed electrician/plumber status Experience with property management software or work order systems Experience evaluating and coordinating with outside vendors for major repairs Knowledge of hazardous materials handling and safety compliance Experience with appliance repair beyond basic tasks Familiarity with building codes and safety standards (local, state, or federal) Experience managing maintenance on larger multi-unit properties Proven ability to work independently without supervision on complex tasks

Pay:

$20.00 - $25.00 per hour
