Property maintenance technician Job summary: The Property Maintenance Technician is responsible for performing a variety of maintenance and repair tasks to ensure the upkeep and functionality of the property. The ideal candidate is a proactive problem-solver with a strong background in general maintenance, including knowledge of electrical, plumbing, and HVAC systems.

Essential duties and responsibilities:

Perform routine and preventative maintenance on buildings, equipment, and systems, including HVAC, plumbing, and electrical. Respond promptly to tenant or manager work requests and complete repairs in a timely and professional manner. Inspect properties and equipment to identify necessary repairs, safety hazards, and needed improvements. Troubleshoot and diagnose mechanical and electrical issues to determine the best course of action for repairs. Conduct minor and routine repairs, such as repairing leaky faucets, replacing light fixtures, patching drywall, and painting. Assist with landscaping and groundskeeping tasks, such as litter removal, grounds clean-up, and snow removal during the winter. Perform appliance repairs and installations as needed. Maintain accurate records of all maintenance work performed, materials used, and time spent on tasks. Provide on-call availability for after-hours emergency situations on a rotational basis. Operate and maintain a variety of tools and equipment, including hand tools, power tools, and measuring devices. Collaborate effectively with team members, contractors, and tenants to ensure tenant satisfaction and resolve maintenance issues. Adhere to all company safety policies and procedures, as well as local and state regulations.

Qualifications:

Education:

High school diploma or GED required. Vocational or technical school training in a maintenance-related field is preferred.

Experience:

Proven experience in property or facility maintenance, with demonstrated knowledge of plumbing, electrical, and HVAC systems.

Skills:

Strong troubleshooting and problem-solving abilities. Manual dexterity and physical ability to perform heavy lifting, bending, climbing, and other physical tasks. Excellent communication and customer service skills. Ability to work independently and manage time effectively. Basic computer skills for work order tracking and record-keeping. A valid driver's license and reliable transportation are often required.

Work environment and physical demands:

This role involves both indoor and outdoor work and exposure to various weather conditions. The work may require standing for long periods, bending, reaching, and climbing ladders. The technician must be able to safely lift and move heavy objects, typically up to 50-80 pounds. The noise level can range from moderate to loud depending on the task.
