A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.

The Maintenance Repairman 2 performs various skilled and semi-skilled tasks in the repair and maintenance of machinery, buildings, and equipment. Work involves proficiency in several trades, with working conditions and the degree of lead work exercised differing by location and the nature of assignments. Employees exercise technical independence in determining work methods and procedures, and receive assignments orally or through written instructions, which may be accompanied by sketches or diagrams. Review of work is received from technical or administrative superiors through inspections and discussions. Review the PA Specifications for this Job Title. The above duties are normal for this position. ESSENTIAL DUTIES
Paints interiors of buildings; and performs masonry work in connection with buildings, bridges, foundations, walks, and walls. Performs and assists in general maintenance work. Including assisting in steam outages and performing mechanical work in the COGEN plant. Replaces air filters, lights, and signage. Performs lead work over helpers performing basic assignments. Makes repairs to roofs and installs flashing and spouts. Performs Grounds work including landscape, weed control, and athletic field maintenance Delivers equipment, supplies, and materials when needed. Performs event set ups. Welds and brazes metals by use of arc and acetylene welders; and erects steel for construction. Performs repair on bridge structures, such as building forms, finishing concrete, and operating construction equipment when required. Cuts grass using lawn care equipment. Remove snow from sidewalks and parking lots using snow removal equipment. Performs related work as required. Operates all types of equipment. Performs repairs and preventive maintenance work on equipment, or automobiles. Performs manual work when not operating trucks or equipment, including the loading and unloading of trucks. Cleaning, work sites, shops, vehicles.
WORK SCHEDULE
Monday through Friday, 3:00 PM to 11:00 PM
MINIMUM EDUCATION AND TRAINING
Two years of experience as a Maintenance Repairman 1. or Four years of experience in building and plant maintenance work, which has involved at least two of the building, electrical, or mechanical trades. or Any equivalent combination of experience and training that affords the applicant with the Required Knowledges, Skills, and Abilities.
NECESSARY SPEICAL REQUIREMENT
Some agencies may require possession of a valid Pennsylvania Class C Driver's License.

The salary for this position is determined by the AFSCME Collective Bargaining Agreement. This position is considered an essential employee as defined by the AFSCME Council 13 Master Agreement, Appendix R. Essential employees are personnel specifically designated by Indiana University of Pennsylvania (IUP) whose presence at work is mandatory to maintain critical operations, safety, care, or facility protection during emergency situations, severe weather events, or official office closings.
