This is a hands-on position for someone who is skilled at troubleshooting, takes pride in quality work, and is comfortable handling a variety of maintenance and repair needs. The Maintenance Technician will respond to resident work orders, complete apartment turns, perform preventative maintenance, troubleshoot and repair building systems and appliances, and help ensure our properties remain safe, functional, and well maintained. The ideal candidate is proactive, organized, customer-service oriented, and able to work independently while managing priorities across multiple properties. Responsibilities Complete resident maintenance requests and work orders in a timely, professional, and high-quality manner. Troubleshoot and perform general repairs involving plumbing, electrical, appliances, HVAC, carpentry, drywall, painting, doors, locks, fixtures, and other building systems. Complete apartment turns and make-ready work to prepare vacant units for new residents. Perform routine inspections and preventative maintenance to identify and address issues before they become larger repairs. Respond promptly to emergency and urgent maintenance needs and participate in after-hours/on-call coverage as needed. Accurately track work orders, labor hours, materials, photos, and completed work using AppFolio. Maintain tools, equipment, and supplies in a clean, safe, and organized manner. Coordinate with property management staff and outside vendors when repairs require additional expertise or support. Communicate professionally and courteously with residents, property managers, vendors, and other team members. Assist with property improvement, renovation, and other maintenance projects as needed. Follow company safety procedures and applicable building and housing requirements. Qualifications Previous experience in multifamily, residential, or property maintenance strongly preferred. Strong working knowledge of general building maintenance, including plumbing, electrical, appliance repair, carpentry, painting, and basic HVAC troubleshooting. Ability to diagnose maintenance issues, determine an appropriate solution, and complete repairs efficiently and correctly. Experience completing apartment turns and make-ready work preferred. Comfortable using smartphones and property management/work-order software; AppFolio experience is a plus. Strong organizational and time-management skills with the ability to prioritize multiple work orders and properties. Professional communication and customer-service skills, particularly when working in occupied units and interacting with residents. Ability to work independently while also collaborating effectively with the property management team. Valid driver's license and acceptable driving record. Ability to perform the physical requirements of the position, including lifting, carrying, bending, kneeling, climbing ladders, and working indoors and outdoors. Reliable, proactive, detail-oriented, and committed to quality workmanship. Schedule:
Full-time position. Typical work hours are Monday through Friday, with participation in after-hours/on-call coverage as needed.
