Job Summary We need a Hybrid position filled. We are seeking a dynamic and proactive Maintenance Technician / Property Manager to join our Multi-Family team and ensure the optimal operation of our units, facilities and equipment. In this role, you will be responsible for performing routine maintenance, troubleshooting, and repairs across a variety of systems including HVAC, refrigeration, appliances, interior repairs and maintenance of apartments, homes, townhomes, and mechanical equipment. We will ask you to perform some management tasks at times as well. Your expertise will help maintain a safe, efficient, and comfortable environment for all staff and visitors. This position offers an exciting opportunity to apply your technical and handyman skills in a fast-paced setting while contributing to the overall success of our operations. Duties Perform all assigned tasks in a professional manner to reflect the highest integrity of the maintenance department and company as a whole. Ensure clean, marketable curb appeal by: painting, cleaning, de-trashing the grounds and other tasks related to the curb appeal of the property as needed and assigned. Grounds work as required which may include: mowing, weeding, snow removal and other lawn care and landscaping duties as may be assigned. Assist with start up of irrigation systems. Property winterization. Assist in maintaining and repairing HVAC controls and associate equipment to maximize efficiency levels in all environmental controlled areas. Performs urgent corrective, routine and requested repairs of electrical, mechanical and plumbing systems as required. Performs preventative maintenance on equipment and systems as required and assigned. As required, assist in maintaining electrical wiring and emergency generator systems. Inspects and test equipment/system per requirements. Performs preventative maintenance duties to all physical structures of the property and complies with all building safety codes and standards. Assist in replacing, installing, repairing and testing electrical circuits, equipment, appliances and lighting systems as required. Maintains routine records of all inspections, preventative maintenance and repairs performed on any equipment systems. Performs manual duties as requested (i.e., moving supplies or furniture, replacing light bulbs or other duties assigned.) Satisfy tenant and work order requests. Open and show spaces for our remote leasing agents. Meet with Tenants as necessary. Clean up thoroughly after work is complete. Report for on-call duty as scheduled. Follow all company emergency policies. Reads prints and interprets instructions. Work within the established work schedule and at other times as needed. Ability to work on his or her own with only normal supervision. Ability to work on his/her own and to inspect the property and equipment. A working knowledge of building systems including: fire systems, alarms, HVAC, etc. A thorough knowledge of how to use and maintain property tools and equipment including inventory control of said tools and equipment. Perform maintenance duties with cost conscious attitude. Assist in controlling maintenance expenditures within budgetary guidelines as directed. Knowledge and observance of safety precautions and policy/procedure. Participates in performance improvement and information management activities. Demonstrates knowledge and is able to identify needs to promote a safe environment needed to protect the property and its tenants. Maintain a rapport with other staff members, contract laborers and tenants/residents. Observe property/unit for any unusual circumstances and report to employee's manager as necessary. Assist with other maintenance duties as necessary when instructed.

Pay:
$28.00 - $35.00 per hour
