Please note:

This is a non-housing position; employer-provided housing is not included. 6 Star Management is seeking a Junior Maintenance Technician to join the onsite team at The SLO in San Luis Obispo, California, a 91-unit community. This is a hybrid position that supports both porter and entry-level maintenance responsibilities. The Junior Maintenance Technician will help maintain the cleanliness, appearance, safety, and overall physical condition of the property while assisting with basic repairs, work orders, unit turns, and preventive maintenance under the direction of the Maintenance Supervisor or Property Manager. The ideal candidate is dependable, hands-on, and willing to assist wherever needed. This role is well suited for someone with general labor, porter, or basic maintenance experience who is interested in developing their apartment maintenance skills while contributing to the day-to-day upkeep and resident experience at the property.

Essential Duties and Responsibilities:
  • Maintain the cleanliness and overall appearance of the property, including common areas, walkways, parking areas, laundry rooms, and other shared spaces
  • Pick up and remove trash, debris, and other items from the grounds and common areas on a regular basis
  • Assist with landscaping upkeep, curb appeal, and the exterior presentation of the property
  • Support the maintenance team with resident service requests, work orders, unit turns, and general maintenance projects
  • Perform basic maintenance and repairs, including painting, patching drywall, caulking, replacing fixtures and hardware, changing locks, and addressing minor plumbing or electrical issues within the employee's skill level
  • Clean and prepare vacant units and assist with make-ready work to ensure apartments meet rent-ready standards for incoming residents
  • Use AppFolio to review assigned work orders and document completed work with clear notes and photos, as directed
  • Assist with routine inspections and preventive maintenance tasks to identify and address potential property concerns
  • Conduct regular walkthroughs of the grounds, common areas, vacant units, and building exteriors, and report cleanliness, safety, or maintenance concerns to the Maintenance Supervisor or Property Manager
  • Assist with moving supplies, equipment, appliances, and materials as needed
  • Keep the maintenance shop, storage rooms, tools, equipment, and work areas clean, organized, safe, and secure
  • Follow company policies, safety procedures, and instructions regarding the proper use and care of maintenance tools, materials, and equipment
  • Complete required maintenance logs, checklists, timesheets, and other assigned documentation
  • Participate in on-call emergency maintenance service as required and based on demonstrated skill level
  • Maintain a professional, courteous, and service-oriented attitude when interacting with residents, coworkers, vendors, and the general public
  • Perform other porter, maintenance, and property-related duties as assigned based on the needs of the community
Key Qualifications:
  • Prior porter, janitorial, groundskeeping, general labor, construction, or basic maintenance experience preferred
  • Basic knowledge of apartment or building maintenance, including painting, drywall, plumbing, electrical, appliance repair, locks, caulking, or carpentry, is preferred
  • Willingness and ability to learn new maintenance skills, follow direction, and receive hands-on training
  • Ability to identify cleanliness, safety, and basic maintenance concerns and communicate them promptly to management
  • Ability to manage multiple assignments and work independently or as part of a team in a fast-paced environment
  • Strong work ethic, dependable attendance, and willingness to take initiative and assist wherever needed
  • Ability to use or learn property management software such as AppFolio to review and document work orders
  • Good interpersonal and communication skills, with the ability to maintain positive relationships with residents, coworkers, vendors, and management
  • Knowledge of safe work practices and the proper use of maintenance tools, materials, and equipment
  • Ability to perform the physical demands of the position, including lifting up to 50 lbs., bending, walking the property, climbing stairs, standing for extended periods, and working outdoors in varying weather conditions
  • Valid driver's license and reliable transportation may be required based on business needs
  • Availability for on-call service may be required based on business needs and demonstrated skill level Additional Requirements (Education, Training, and Experience):
  • High school diploma or GED required
  • Prior experience in an apartment community, residential property, or similar environment preferred
Pay:

$22.00 - $24.00 per hour
