Maintenance Technician

About us The Bilotti Group is a family-owned property investment and management company that owns and manages multi-family homes, apartments, and commercial space in Rhode Island and Massachusetts. Job Summary The Maintenance Technician is responsible for ensuring the overall upkeep, functionality, safety, and appearance of residential properties within our portfolio. This role involves performing routine maintenance, responding to service requests, and preparing vacant units for new tenants. The ideal candidate is skilled, reliable, and able to work independently as well as part of a team. Essential Functions Assist in preparation of vacant apartments, which may include, but is not limited to, painting, drywall repairs, vinyl, ceramic tile replacement, and general repairs. Maintenance of property grounds, including pool area, parking lot and yard, dog park amenities, and the disposal of trash and snow (if applicable). Maintenance of indoor common areas including light bulb replacement, removal of external signage and decorations, handrail repairs for stairs, removal of items blocking fire exits. Report any maintenance concerns to the Property Manager. Attend and participates in training programs as required. Deliver superior customer service and represents the company brand in a professional manner at all times. Maintain and safeguard all company tools and equipment. Perform any other related duties as required or assigned. Monitor after-hours calls on a rotating schedule with other Maintenance Technicians (will be on-call for a week every five weeks) Access to reliable transportation. Skills And Ability Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent, and to prepare and interpret bar graphs. Ability to utilize common sense understanding in order to carry out written, oral, or diagrammed instructions. Ability to deal with problems involving several known variables in situations of a routine nature. Education /Experience High school diploma or equivalent 6-12 months related experience or training Required Certificates, Licenses, Registrations, etc. Valid Driver's license Physical Demands Ability to sit , stand, reach with hands and arms, walk, and lift are required to fulfill responsibilities. Ability to use hands to handle, feel, climb or balance, stoop, kneel, crouch, or crawl, Ability to talk and hear to interact with residents and third party technicians Specific vision abilities required by this job include close vision, distance vision, color vision, and peripheral vision Ability to lift and/or move up to 100 pounds Working Conditions While performing the functions of this job, the employee is regularly exposed to work near moving mechanical parts, outdoor weather conditions, risk of electrical shock, and vibrations; frequently exposed to work in high, precarious places, fumes or airborne particles; and occasionally exposed to toxic or caustic chemicals. The noise level in the work environment is usually moderate. Additional Information It is recommended that the Maintenance Technician possess the following tools: Assorted screwdrivers -
