By applying for this position, you verify that you can perform all listed duties, possess the required skills, and meet the physical demands necessary to perform the job as described. This position serves as a one-person maintenance operation for a 78-unit apartment community.
REQUIRED KNOWLEDGE AND RESPONSIBILITIES
Electrical and plumbing systems Air-conditioning and heating systems, including replacement of condensing units Water heaters Appliances Stairs, gates, fences, patios, and railings Tile, carpet, and other flooring Roofing, gutters, and fasteners Interior and exterior lighting Gas fixtures and appliances Shutters, doors, cabinets, windows, and sliding glass doors Gas and electric furnaces Door locks, mailboxes, and mailbox locks Ceiling leaks and mold remediation Inspect apartments, complete all required make-ready repairs, and ensure quality standards are met before resident occupancy Perform all work with resident satisfaction in mind Re-key locks as requested Remove and transfer heavy appliances and equipment between storage areas and apartments as circumstances require Assist with moving abandoned furniture, appliances, and similar items to the dumpster when necessary Monitor inventory levels of spare parts and supplies and notify the Property Manager of shortages Perform additional duties assigned by the Property Manager
PREVENTIVE MAINTENANCE AND SAFETY
Maintain knowledge of applicable laws and EPA and OSHA regulations governing the proper storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants such as Freon Have basic knowledge of electricity, electrical appliances, plumbing, refrigeration systems, HVAC, painting, drywall repair, and carpentry Remain aware of property conditions throughout the community and immediately report and initiate corrective action for unsafe conditions, including broken steps, open holes, and broken or burned-out exterior lights Perform routine preventive maintenance and process work orders and equipment as directed by the Property Manager Maintain all tools in excellent condition Ensure storage areas remain locked and secure when not in use
QUALIFICATIONS
Valid driver's license Ability to pass a criminal background check Universal EPA certification HVAC certification At least five years of apartment maintenance experience Must own a truck
DRIVING AND TRAVEL REQUIREMENTS
Frequent use of personal transportation to pick up replacement parts and supplies Rotating on-call responsibilities may occasionally require prompt travel to the assigned property with little notice Valid driver's license and automobile insurance coverage required
PHYSICAL REQUIREMENTS
Must be able to perform the physical duties of the position, including moving and transferring heavy appliances, equipment, furniture, and other materials as needed
