What You'll Do As a Maintenance Technician, you'll help create an exceptional resident experience by maintaining apartment homes, community amenities, and building systems to luxury living standards.Responsibilities include:
Apartment Home Preparation Complete make-ready turns including: Painting Appliance installation and repairs Minor plumbing repairs Drywall and touch-up work Cleaning and refurbishment Carpet repairs and flooring preparation Fixture replacement Final quality inspections Property Maintenance Assist Service Managers and Service Technicians with maintenance projects Perform preventive maintenance including filter changes and scheduled inspections Diagnose and complete repairs involving: HVAC systems Plumbing Electrical systems Appliances Carpentry General maintenance items Community Appearance Assist with grounds, pool areas, curb appeal, and common spaces Help ensure the community reflects LUMA Residential luxury standards Emergency Response Participate in rotating on-call schedules to address after-hours maintenance needs Technology & Documentation Utilize maintenance software, mobile applications, and digital communication tools to complete work assignments and documentation Safety & Service Follow safe work practices and company safety policies Deliver exceptional customer service to residents, vendors, contractors, and team members Who You Are You're dependable, hands-on, and take pride in solving problems while delivering excellent service.Preferred Qualifications:
Minimum 1 year maintenance experience required Apartment maintenance experience preferred HVAC experience strongly preferred Personal tools required to perform job duties Ability to read, write, and communicate effectively in English Experience or training in at least four of the following: HVAC Plumbing Electrical Carpentry Painting Appliance repair Carpet repairs Refurbishment General maintenance Cleaning and detail work Strong troubleshooting and problem-solving skills Ability to work independently while also thriving in a team environment Tech-savvy and comfortable using mobile devices and maintenance software Strong organizational skills and attention to detail Self-starter mindset with a commitment to quality workmanship EPA Certification Support No EPA Certification? Transportation Requirements Valid Driver's License required Current automobile insurance showing you as an insured driver required Reliable transportation required (LUMA Residential requires all team members to maintain active driver's license compliance and current insurance coverage.) Physical Requirements This position requires the ability to: Lift and carry up to 50 pounds Operate hand tools and maintenance equipment Bend, kneel, stoop, crawl, and work in confined spaces Work indoors and outdoors in varying weather conditions Reach overhead and operate ladders safely Move appliances and equipment weighing up to 120 pounds using appropriate equipment Sweep, clean, and stand for extended periods Perform roof access duties, gutter cleaning, and exterior maintenance Support pool maintenance functions including testing chemicals Maintain physical mobility required to complete maintenance duties safely and effectively Why Join LUMA Residential?Our Edge Includes:
