Job Description

AHNTECH is seeking an experienced, dependable, and detail-oriented HVAC Technician / General Maintenance Worker to support facilities operations at a Department of War Education Activity (DoWEA) Americas school in Dahlgren, Virginia . This is a full-time, hands-on position requiring a strong HVAC background combined with the ability and willingness to perform a variety of general building maintenance and repair tasks. The ideal candidate will have 5 or more years of HVAC experience and practical experience performing general facility maintenance, including painting, drywall/sheetrock repair, plumbing, tile work, carpentry, and other building repairs . Commercial boiler operation, maintenance, or repair experience is highly preferred. We are looking for someone who takes pride in their work, has excellent attention to detail, can troubleshoot problems independently, and is willing to handle a broad range of maintenance needs throughout the facility. HVAC Responsibilities Install, maintain, troubleshoot, and repair heating, ventilation, and air-conditioning systems. Perform scheduled HVAC preventive maintenance in accordance with established schedules, contract requirements, and manufacturer recommendations. Respond to hot/cold calls and other HVAC service requests. Diagnose HVAC equipment and system problems and complete appropriate repairs. Inspect, troubleshoot, repair, and/or replace valves, motors, controls, switches, gauges, wiring, fans, pumps, compressors, condensers, piping, and other HVAC components. Monitor HVAC equipment and system operation and identify abnormal operating conditions. Identify deficiencies before they develop into larger equipment or facility problems. Maintain accurate documentation of preventive maintenance, repairs, inspections, and service calls. Troubleshoot and maintain boilers and associated heating equipment when qualified and experienced to do so. Coordinate with management and specialty subcontractors when repairs require additional technical support. General Maintenance Responsibilities This is not an HVAC-only position. The selected employee must be willing and capable of performing general facility maintenance and repairs when HVAC work is not the immediate priority.
Responsibilities may include:
Painting and touch-up work. Drywall and sheetrock repair, patching, sanding, and finishing. Minor plumbing repairs. Repairing or replacing sinks, faucets, water coolers, toilets, and related plumbing fixtures. Replacing damaged ceiling and floor tiles. Performing minor tile and masonry repairs. Performing minor carpentry and general building repairs. Hanging and adjusting doors and installing or replacing door hardware and locks. Repairing walls, ceilings, trim, and other building finishes. Performing minor electrical work within the employee's qualifications and applicable requirements. Replacing receptacles, switches, fixtures, and similar components when authorized and qualified. Performing preventive maintenance on facility equipment and building systems. Completing miscellaneous repairs necessary to maintain the appearance, safety, and operation of the facility. Maintaining clean work areas and ensuring completed repairs have a professional, finished appearance. What We're Looking For The successful candidate should be a well-rounded maintenance professional who can move between HVAC responsibilities and general building maintenance based on facility needs.
The ideal candidate:
Has strong commercial HVAC troubleshooting and repair skills. Has practical, hands-on general building maintenance experience. Has excellent attention to detail and quality of workmanship. Takes pride in leaving repairs clean, complete, and professionally finished. Can work independently and prioritize multiple maintenance requests. Can identify problems, troubleshoot causes, and recommend practical solutions. Communicates professionally with supervisors, coworkers, school personnel, and Government representatives. Is dependable, punctual, organized, and responsive. Is comfortable working in an active school environment. Is willing to perform general maintenance duties in addition to HVAC work. Required Qualifications Demonstrated commercial HVAC maintenance and repair experience. Experience performing preventive and corrective maintenance on HVAC equipment. Practical experience performing general facility or building maintenance. Experience with painting, drywall/sheetrock repair, plumbing, tile work, carpentry, and similar building repairs. Ability to safely use hand tools, power tools, ladders, and maintenance equipment. Ability to read and understand work orders, equipment information, maintenance instructions, and technical documentation. Valid driver's license. Ability to successfully complete required background, fingerprinting, and installation-access requirements. Preferred Qualifications 5+ years of HVAC experience. Commercial boiler operation, maintenance, troubleshooting, or repair experience. EPA Technician Certification. Journeyman refrigeration license or equivalent certification. Previous experience maintaining Government, military, educational, commercial, or institutional facilities. Experience working with CMMS or electronic work-order systems. Experience maintaining multiple building systems in addition to HVAC. Safety Expectations Perform all work in accordance with established safety procedures. Comply with all AHNTECH safety and risk-management policies and procedures. Apply applicable OSHA and local safety requirements to assigned work. Immediately report accidents, injuries, unsafe conditions, and hazards. Participate in required safety meetings, training, and hazard assessments. Properly use required personal protective equipment (PPE). Attend classroom, virtual, and on-the-job training as designated. Perform other duties and responsibilities as assigned.

Compensation:
U.S. Department of Labor Service Contract Act (SCA) Wage Determination based on the applicable labor classification. Health & Welfare /

Background Check & Access Requirements This position supports a Department of War Education Activity (DoWEA) Americas school . Employment is contingent upon successful completion of all required background investigation, fingerprinting, suitability, and installation-access requirements applicable to personnel working at DoWEA facilities. The selected employee must remain eligible to work in a school environment and maintain all required credentials and access throughout employment.
