Flexible, with hours varying from part-time to full-time based on property needs About the Role Grason Properties is seeking a reliable, skilled, and resourceful Property Maintenance Technician/Handyman to maintain our residential properties and office. Our office is located in a house and has maintenance needs similar to our residential properties. Hours will vary based on maintenance requests, unit turnovers, and other property needs. Some weeks may offer part-time hours, while busier periods may require a full-time schedule. The ideal candidate takes pride in quality workmanship, communicates clearly, and is comfortable handling a wide variety of repairs and preventive-maintenance tasks. Responsibilities Complete routine repairs and maintenance at residential properties and the Grason Properties office. Perform basic carpentry, drywall repair, painting, caulking, and minor flooring work. Address minor plumbing issues, including leaking faucets, clogged drains, running toilets, and fixture replacements. Perform basic electrical tasks permitted by Washington law and within the employee's qualifications. Install and repair doors, locks, cabinets, shelving, blinds, appliances, and other property fixtures. Prepare homes and units for new residents, including inspections, repairs, touch-up painting, and punch-list completion. Conduct preventive-maintenance checks and identify concerns before they become costly repairs. Respond promptly and professionally to maintenance requests. Purchase and organize materials while maintaining accurate receipts and work records. Keep tools, equipment, the company vehicle, and work areas clean and safe. Communicate progress, delays, material needs, and larger repair concerns to property management. Coordinate with licensed contractors when work requires specialized expertise or licensing. Follow company safety procedures and applicable building codes and regulations. Qualifications Previous handyman, construction, facilities, or residential property-maintenance experience preferred. Working knowledge of common repair methods, materials, tools, and equipment. Ability to diagnose problems and complete repairs efficiently with minimal supervision. Strong attention to detail and a commitment to quality workmanship. Dependable, punctual, organized, and professional. Clear communication and good interpersonal skills. Ability to manage changing priorities and travel between properties as needed. Valid driver's license and an acceptable driving record. Ability to pass any job-related background screening required by Grason Properties. Relevant trade licenses or certifications are a plus. Physical Requirements Ability to lift and carry up to 50 pounds. Ability to climb ladders, bend, kneel, reach, and remain on your feet for extended periods. Ability to work indoors and outdoors in varying weather conditions. Ability to safely operate hand tools, power tools, and maintenance equipment. Schedule This position offers a flexible schedule, with hours varying from part-time to full-time according to property-maintenance demands. Availability may occasionally be needed for urgent maintenance issues, unit turnovers, evenings, or weekends.
