On-call, HVAC installation, and snow removal bonus opportunities Position Overview We are seeking a dependable and experienced Maintenance Technician to perform general repairs and maintenance at residential properties throughout Madison. This is a hands-on property maintenance position requiring experience with basic plumbing, electrical repairs, carpentry, and general building maintenance . Some HVAC knowledge is helpful, but HVAC certification is not required . The ideal candidate is reliable, comfortable interacting directly with residents, and capable of independently troubleshooting and completing everyday property maintenance requests. Key Responsibilities Perform general maintenance and repairs in residential units, common areas, and property grounds Respond promptly and professionally to resident maintenance requests Troubleshoot and complete basic plumbing repairs Diagnose and complete basic electrical repairs Perform general mechanical and building maintenance Complete basic carpentry repairs Hang and repair doors Install or repair cabinets Repair walls, ceilings, and other building surfaces Complete unit turns after residents move out Conduct routine property inspections and identify needed repairs Complete and document work orders in a timely manner Perform preventative maintenance as assigned Assist with HVAC-related maintenance and installation based on experience Perform snow removal during winter weather Assist with landscaping and grounds maintenance as needed Communicate professionally with residents, supervisors, and property management Maintain safe and organized work areas Follow established safety procedures Participate in the rotating after-hours on-call schedule Perform additional maintenance responsibilities as assigned Required Qualifications At least 2 years of general maintenance or related experience preferred Basic plumbing repair experience Basic electrical repair experience General carpentry and building repair skills Strong mechanical aptitude and troubleshooting ability Valid driver's license required Reliable transportation required Dependable attendance and punctuality Ability to work independently and prioritize work orders Strong problem-solving skills Professional customer service and communication skills Ability to work effectively with residents and coworkers Ability to perform physically demanding maintenance work Ability to work indoors and outdoors in varying weather conditions Availability for scheduled on-call responsibilities Preferred Experience Experience in apartment maintenance, residential property maintenance, plumbing, electrical work, carpentry, drywall repair, unit turns, HVAC, preventative maintenance, or facilities maintenance is highly desirable. HVAC certification is not required . Candidates with practical HVAC experience are encouraged to apply. Emergency maintenance calls may require work outside regular business hours. Transportation A valid driver's license is required . Technicians may use company vehicles when traveling between assigned properties or completing maintenance responsibilities. Company vehicles are shared rather than permanently assigned to individual employees.
