From HVAC systems to plumbing repairs and cosmetic enhancements, Maintenance Technicians are vital in ensuring resident satisfaction. They are personable individuals with exceptional technical skills, meticulous attention to detail, and a genuine passion for hands-on work. What you'll do: Perform routine maintenance and repairs on apartment units and common areas. Respond to resident service requests in less than 3 hours. Troubleshoot and repair plumbing, electrical, carpentry, and painting issues. Consistently exemplifying the Wasatch brand. Embodying an owner's mindset.

A Team Player Organized and Accountable What we're looking for: Minimum of 1 year of hands-on general maintenance experience preferred. Ability to operate various hand and power tools. Experience in repairing and or maintaining at least most of the following: Electrical Systems Plumbing Appliances Flooring Carpentry Heating and air systems Pools Detail-oriented, flexible, and able to multitask. Ability to work independently and as part of a team Superior customer service skills. Excellent communication, interpersonal, and organizational skills. Availability to work a flexible schedule, including weekends and rotating on-call responsibility for after-hours emergencies
Benefits and Pay Range :
The pay range for this position is $15 - 17 USD per hour depending on experience, plus quarterly bonus potential! Candidates starting pay will be determined based on job-related skills, experience, and qualifications. This at-will position will assist and support the required maintenance necessary to maintain curb appeal and the overall appearance and quality of the community, including, but not limited to, making ready of units, maintenance for current residences, maintaining grounds and recreational facilities, and cross training in all aspects of the maintenance role under the direction of the Maintenance Team Lead and Community Manager.
ESSENTIAL FUNCTIONS

When called upon, performs groundskeeper responsibilities Completes environmental and community inspections Performs and completes light checks Ability to complete 3-hour service requests within allocated time frame Ability to complete 3 day turns within the allocated time frame Ability to plunge and snake drains Ability to flush water heaters Ability to replace furnace filters Ability to replace smoke and carbon monoxide detectors Ability to replace light fixtures Ability to replace exhaust fans Ability to complete range, fridge, and dishwasher seal replacements Ability to complete appliance replacements Performs drywall patch work and drywall texturizing Efficiently master roller and brush paint Possesses knowledge of proper masking techniques prior to painting Completes and successfully obtains CPO certification Possesses thorough knowledge of pool filtering systems Participates in on-call rotation and cell-phone duties

PHYSICAL DEMANDS AND WORK ENVIRONMENT
The physical demands described here are representative of those that must be met or may be encountered by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. May be required to lift/push/pull up to 75 pounds; subjected to mechanical/electrical/chemical hazards; work outdoors in a wide disparity of environmental conditions; manipulate hand tools while exerting moderate physical strength or while in cramped/strained positions; exposed to dust/fumes; wear protective clothing; work irregular hours. The job involves standing, stooping, bending, lifting, pushing, kneeling, etc. climbing stairs and walking, or its equivalent up to 5 miles for the entire shift. All job functions will be completed in a variety of environmental conditions including adverse weather and extreme temperatures.
