Compensation Salary Range:
$24.50 - $28.00 Hourly, depending on experience and qualifications. This position is classified as Non-exempt under California and federal wage and hour laws. Position Summary The Senior Utility Technician (UT3) is a highly skilled utility professional with expert-level knowledge of all project‑based cleaning services provided by
SBS. UT3
employees perform advanced project cleaning, lead field crews, and train UT1 and UT2 team members to help them "level up" their skills. UT3s must understand floor care, carpet extraction, window cleaning, pressure washing, chemical application, and the correct selection of tools and equipment for each task. UT3 employees act as field leaders by modeling safe work practices, delivering high‑quality results, and supporting supervisory staff with on‑site coordination. This senior-tier role is designed for individuals preparing for future Lead or Supervisor opportunities. Essential Functions and Responsibilities Advanced Project Cleaning & Specialty Services Perform and lead specialty cleaning services including: Floor care (scrub/recoat, stripping & waxing, burnishing, edging, baseboards) Carpet care (spot cleaning, agitation, full extraction) Interior window/glass cleaning using proper tools and safe methods High‑dusting, detail cleaning, and restoration tasks Pressure washing (interior/exterior where applicable) Assess surfaces and select the correct chemicals, pads, brushes, and tools to avoid damage. 2. Equipment Mastery (Expert-Level Operation) Operate all utility equipment safely and independently, including: Autoscrubbers Burnishers Buffers Carpet extractors (spot + full) Wet/dry vacs Pressure washers Specialty machines used for floor restoration Troubleshoot and perform basic maintenance on equipment; escalate repairs as needed. Ensure equipment is cleaned, stored, and transported safely. 3. Crew Leadership & Training Lead UT1 and UT2 employees during projects, delegating tasks based on skill levels. Train UT1/UT2 on: Equipment operation Floor care fundamentals Chemical safety Project sequencing SBS quality standards Provide in‑field coaching and document skill development when needed. Serve as the on‑site lead when supervisors are not present. 4. Quality Assurance & Documentation Perform mid‑project and final quality inspections to ensure SBS standards are met. Submit before/after photos and complete documentation same day. Request rework or corrective action if final quality does not meet expectations. Ensure floors are streak‑free, residue‑free, and properly finished. 5. Safety Leadership (OSHA and Cal/OSHA Practices) Enforce proper PPE usage, signage, barricades, and safe work behaviors for all team members. Conduct pre-task safety assessments and identify hazards (slip hazards, cords, equipment risks). Stop work when unsafe conditions exist and notify supervisors immediately. Ensure chemical mixing and SDS compliance are followed by all crew members. Support compliance with SBS Workplace Violence Prevention Program (WVPP) and Heat Illness Prevention requirements. 6. Client & Supervisor Communication Serve as the primary on-site contact when supervisors are off-site. Communicate job status, challenges, delays, and completion details to clients and supervisors. Notify management of issues requiring attention (supply shortages, equipment needs, safety conditions). Document and communicate any scope changes that require approval before proceeding. 7. Logistics, Vehicle & Equipment Preparation Ensure vehicles are stocked with proper chemicals, tools, PPE, and equipment for each project. Maintain a clean and organized SBS vehicle (interior/exterior). Follow all SBS driving and transportation policies. Load and secure equipment safely before travel. 8. Emergency & Special Response Respond to urgent cleaning calls such as spills, floods, or high-risk sanitation needs. Lead stabilization, extraction, and hazard-control tasks until resolved. Coordinate after-hours or weekend response when assigned. 9. Documentation & Reporting Complete work orders, checklists, timekeeping, chemical logs, and photo documentation same day. Report incidents, near-misses, or client complaints immediately and follow SBS protocol. Required Qualifications Minimum 3+ years of janitorial or utility project experience Expert knowledge of floor care, carpet extraction, window cleaning, and pressure washing Ability to identify correct chemicals, pads, tools, and techniques for each project Strong understanding of
SDS, PPE

Occasional weekend work may be available based on operational needs.
