This position is ideal for a well-rounded maintenance professional who is skilled in general apartment repairs and has strong experience diagnosing and repairing residential appliances. The technician will respond to work orders, troubleshoot maintenance issues, complete repairs efficiently, and help ensure that apartments and common areas are maintained in safe and excellent operating condition. We are looking for someone who takes pride in their work, can diagnose problems independently, understands when a repair is more cost-effective than replacement, and follows through until the work is fully completed. Key Responsibilities Diagnose, repair, and maintain residential appliances, including refrigerators, ranges, ovens, dishwashers, garbage disposals, washers, dryers, and other common household appliances. Troubleshoot appliance problems and determine whether equipment should be repaired, parts replaced, or the appliance recommended for replacement. Perform general handyman and apartment maintenance work throughout the portfolio. Complete minor plumbing repairs, including faucets, toilets, drains, garbage disposals, supply lines, fixtures, and basic leak repairs. Perform basic electrical troubleshooting and repairs, including switches, outlets, light fixtures, breakers, and other minor electrical items within the technician's level of qualification. Complete carpentry, cabinet, door, lock, hardware, drywall, patching, caulking, painting, and other general repairs. Respond to assigned resident work orders in a professional and timely manner. Accurately document work performed, materials or parts used, outstanding issues, and required follow-up for each work order. Upload appropriate notes and photos into AppFolio or other company systems as required. Never close an incomplete work order. Clearly document why the repair could not be completed and identify the parts, materials, vendor assistance, or additional work required to complete it. Identify required appliance parts and materials and communicate those needs promptly so repairs are not unnecessarily delayed. Maintain commonly used appliance parts, tools, and maintenance supplies in an organized manner. Inspect completed repairs to ensure proper operation and quality before considering the work complete. Help reduce repeat work orders by diagnosing the underlying cause of maintenance problems and completing repairs correctly the first time. Communicate professionally with residents regarding access, repairs performed, and any required follow-up. Immediately report water leaks, electrical hazards, unsafe conditions, significant property damage, or other urgent issues to management. Assist with unit turns, preventive maintenance, property repairs, and other maintenance projects as assigned. Follow company safety procedures and properly use tools, equipment, PPE, and materials. Maintain company tools, equipment, vehicles, and assigned inventory in good condition. Qualifications Minimum 3 years of apartment, residential, or building maintenance experience preferred. Demonstrated experience diagnosing and repairing residential appliances. Strong general handyman skills. Working knowledge of plumbing, electrical, carpentry, drywall, painting, locks, doors, hardware, and general apartment repairs. Ability to independently diagnose maintenance problems and develop practical repair solutions. Ability to determine when an appliance or component can reasonably be repaired versus when replacement should be recommended. Comfortable using mobile applications to receive, update, document, and complete work orders. AppFolio experience is preferred but not required. Ability to work independently while also functioning effectively as part of a maintenance team. Strong organizational and time-management skills. Professional and courteous communication skills when interacting with residents and staff. Valid driver's license and reliable transportation between properties as required. Bilingual English/Spanish preferred. What We Are Looking For We are looking for a problem-solver, not simply a parts replacer. The successful candidate should be able to arrive at a property, evaluate the problem, troubleshoot the cause, determine the most efficient solution, and complete the repair whenever reasonably possible. We value technicians who are resourceful, productive, careful with company resources, and committed to quality workmanship. The right candidate will take ownership of assigned work, communicate clearly when additional parts or assistance are required, and consistently leave apartments and work areas clean and professional. Physical Requirements Ability to regularly walk apartment properties and enter individual units. Ability to lift and carry up to 50 pounds. Ability to kneel, bend, climb stairs and ladders, and work in confined maintenance areas. Ability to safely use hand tools and power tools. Ability to work indoors and outdoors in varying weather conditions. Ability to move or assist with moving appliances using appropriate equipment. Ability to respond to emergency maintenance situations when required.
Pay:
$25.00 per hour Expected hours: 40.0 per week
