Director of Facilities Primary Function:

Install, repair, maintain, troubleshoot, inspect, clean, and make modifications to HVAC systems and plumbing systems as needed. Perform installations, repairs, and maintenance to a variety of equipment including, but not limited to, refrigeration, air conditioning, ventilation, water supply, and waste drainage systems and components.

Major Duties:

Troubleshoot, inspect, clean, repair, and make modifications to HVAC systems. Analyze, plan, and perform preventive maintenance of HVAC systems. Assist in installing and maintaining plumbing systems. Determine water supply networks and waste drainage systems. Install systems used to transport water, waste, gases, or liquids. Install and start new equipment and controls. Ensure legislation and policies are met and that systems are up to code. Ensure systems meet all standards of building codes and safety requirements. Cut openings in structures in preparation for pipes. Select all materials needed for installation, including type and size of pipe. Install supports and hangers for pipe, fixtures, and equipment. Assemble and install valves and fittings. Assemble pipe sections, tubing, and fittings using couplings, clamps, screws, bolts, cement, plastic solvent, caulking, soldering, brazing, and welding equipment. Install other plumbing equipment such as sinks, tubs, toilets, water heaters, appliances, and trim. Test pipe systems and fix leaks. Repair and maintain water treatment equipment. Maintain maintenance records as required by City, State, and EPA regulations. Adhere to all city, state, and federal regulatory statutes. Ability to supervise one or more Mechanics and/or Trades Helpers. Respond to emergencies during evening, nighttime, and weekend hours. Any other duties as assigned by the Director of Facilities.

JOB REQUIREMENTS

Knowledge, Skills and Abilities Required:

Strong verbal and written communication skills. Ability to help students, faculty, and staff in a professional manner. Understands how to use hand and power tools, refrigeration and air conditioning gauges, meters, and other measuring equipment associated with the trades. Ability to add, subtract, multiply, and divide in all units of measure using whole numbers, common fractions, and decimals. Understands and has mastered all types of refrigeration, HVAC, and plumbing systems and how each component operates in conjunction with other system components. Ability to read blueprints, HVAC diagrams, and plumbing schematics. Ability to repair and program controls. Strong ability to multitask and problem solve. Ability to adapt to changes in the work environment. Ability to maintain a high level of confidentiality is essential. Must have a current and valid Texas Driver License. Ability to drive.

Education and Experience:

High school diploma or equivalent is required. Trade school, vocational school, or plumbing apprenticeship preferred. Must possess a valid EPA 608 Certification. Five (5) years of HVAC, plumbing, or related maintenance experience preferred.

Physical Requirements:

While performing the essential duties of this job, the employee will be required to do the following: Must be ambulatory around campus and in buildings. Required to regularly sit and stand. Frequently use wrists, hands and/or fingers to make small repetitive movements. Ability to talk frequently to convey detailed and/or important instructions or ideas accurately, loudly, or quickly. Be able to hear average or normal conversations and receive verbal information. Required to lift packages and/or move heavy objects, 50+ lbs.

NOTE:

All LCU employees are required to complete Title IX & Information Security (FERPA) training and Data Security Training at the time of new hire and on an annual basis thereafter. Some positions/departments may require additional training for security or data needs.
