Full-Time Compensation:
$24-$30/hour DOE Position Overview We are looking for a dependable, experienced STR Maintenance Technician to support a portfolio of approximately 48 short-term rental homes in the St. George area. The goal of this position is simple: keep every home safe, functional, and guest-ready. This is a hands-on position for someone who understands residential maintenance and can troubleshoot problems independently. Because these are short-term rentals, issues often need to be diagnosed and resolved quickly before they impact a guest's stay or the next check-in. The ideal candidate will have solid general maintenance skills with working knowledge of HVAC systems, basic plumbing, appliances, electrical troubleshooting, and general residential repairs. Primary ResponsibilitiesHVAC Troubleshoot common residential HVAC problems Check thermostats and system controls Replace filters Diagnose basic heating and cooling issues Inspect condensate drains and identify drainage problems Perform routine HVAC preventative maintenance Identify when an HVAC issue requires a licensed HVAC contractor Coordinate and meet outside HVAC vendors when necessary HVAC reliability is particularly important in the St. George climate, so the ability to quickly diagnose an AC problem is a major part of this position. Plumbing Perform basic residential plumbing repairs including: Toilets Faucets Garbage disposals Clogged drains Leaking fixtures Shower heads Minor supply-line leaks Running toilets Sink and drain problems Basic water-heater troubleshooting Recognize larger plumbing problems and escalate them to the appropriate licensed contractor. General Maintenance Handle routine residential repairs including: Door locks and handles Smart locks and electronic access systems Drywall patching Painting and touch-ups Furniture repairs Cabinet and drawer repairs Light fixtures and bulbs Smoke and CO detector batteries Minor electrical troubleshooting Appliance troubleshooting TV and Wi-Fi troubleshooting Blinds and window coverings Caulking Weather stripping Minor carpentry Exterior repairs Pool/spa issue identification where applicable STR Guest Support Unlike traditional residential maintenance, our homes frequently have guests staying in them. The Maintenance Technician must be comfortable entering occupied vacation rentals and interacting professionally with guests.
When a maintenance problem occurs:
Respond → Diagnose → Repair → Test → Document → Confirm resolution The technician should communicate clearly with the STR Operations Coordinator so the guest can be kept informed throughout the process. Guest-impacting issues such as no air conditioning, water leaks, loss of hot water, inability to access the home, electrical problems, or major appliance failures receive priority. Preventative Maintenance We don't want to simply wait for things to break. The Maintenance Technician will perform scheduled inspections across the 48-home portfolio to identify problems before they affect guests.
Preventative maintenance will include:
HVAC filters Thermostats Plumbing leaks Toilets Faucets Water heaters Garbage disposals Appliances Smoke/CO detectors Door locks Smart locks Lighting Caulking Exterior condition Furniture Wi-Fi/technology General wear and tear Each property should receive a documented preventative maintenance inspection on a regular schedule. Work Order Documentation Every maintenance visit must be documented.
Work orders should include:
Property → Issue → Diagnosis → Work performed → Parts used → Before/after photos → Time spent → Follow-up required Recurring problems should be flagged so management can determine whether equipment should be repaired or replaced rather than repeatedly serviced.
Qualifications Required:
2+ years of residential maintenance, property maintenance, handyman, HVAC, plumbing, or related experience preferred Working knowledge of residential HVAC systems Basic plumbing skills General residential repair skills Ability to troubleshoot problems independently Comfortable using mobile apps for work orders, photos, and communication Valid driver's license and reliable transportation Strong communication skills Professional appearance and demeanor around guests Ability to prioritize emergency repairs Ability to work independently without constant supervision
Strongly Preferred:
HVAC service or maintenance experience EPA certification Vacation-rental, hotel, apartment, or property-management maintenance experience Basic electrical troubleshooting Appliance repair experience Experience with smart locks, thermostats, Wi-Fi, and other smart-home systems Schedule & On-Call Expectations This is primarily a daytime maintenance position, but short-term rentals occasionally require urgent evening or weekend assistance. The technician will participate in an on-call process for true guest emergencies.
Examples include:
AC failure during extreme heat Active water leak No hot water Guest locked out Electrical failure Toilet/plumbing issue when no alternative is available Safety-related issue Routine repairs should be scheduled during normal working hours whenever possible. What Success Looks Like The right person will help us accomplish three things: 1. Fix problems quickly. Guest-impacting maintenance issues are addressed before they become negative reviews or refunds. 2. Prevent problems. Regular inspections catch HVAC, plumbing, appliance, and property issues before they affect guests. 3. Protect the homes. Every property is maintained as if it were our own, with issues documented and communicated to management. The Maintenance Technician will work closely with the STR Operations Coordinator, cleaners, outside vendors, and property management team to keep all 48 homes operating at a high standard.
Pay:
$25.63 - $30.87 per hour Expected hours: 20.0 - 30.0 per week
