Job Description
We are seeking a reliable and skilled Maintenance Technician to assist in the day-to-day maintenance and operation of a commercial property. The ideal candidate will possess experience in general building maintenance, basic electrical and plumbing repairs, painting, preventative maintenance, and custodial duties. This position requires strong problem-solving skills, attention to detail, and a commitment to providing excellent service to tenants, visitors, and staff. Duties and Responsibilities The Maintenance Technician works under the direction of the Building Superintendent and is responsible for maintaining the appearance, safety, and functionality of the property. Essential Functions Perform routine building inspections and complete maintenance work orders in a timely manner. Conduct basic electrical repairs, including replacing light bulbs, switches, outlets, and light fixtures. Perform basic plumbing repairs such as repairing faucets, unclogging drains, replacing fixtures, and addressing minor leaks. Complete interior and exterior painting projects, including surface preparation, patching, touch-ups, and finishing work. Perform general carpentry and maintenance repairs as needed. Maintain the cleanliness and appearance of restrooms, elevators, common areas, exterior grounds, and parking facilities. Pick up litter and debris around building exteriors, sidewalks, parking lots, and garages. Vacuum, spot clean, and shampoo carpets and upholstered furniture using commercial cleaning equipment. Assist with preventative maintenance programs and document completed work. Move furniture, equipment, and fixtures as required. Operate pressure washing equipment and other maintenance tools safely and effectively. Assist with snow and ice removal from sidewalks, entrances, and other designated areas. Order and maintain maintenance and janitorial supplies through established purchasing procedures. Open and/or close the building as required. Monitor assigned areas and report safety, security, or maintenance concerns. Maintain a safe work environment and comply with all company policies and procedures. Work a flexible schedule, including evenings, weekends, and holidays, when necessary. Perform other duties as assigned. Customer Service Develop and maintain positive working relationships with tenants, visitors, contractors, and fellow employees. Provide professional and courteous service while responding to maintenance requests and inquiries. Communicate effectively with the Building Superintendent regarding maintenance needs and project status. Required Knowledge, Skills, and Abilities Working knowledge of building maintenance practices and procedures. Basic knowledge of electrical systems, plumbing systems, painting, and general repairs. Ability to troubleshoot and resolve routine maintenance issues independently. Experience using hand tools, power tools, and maintenance equipment safely. Knowledge of cleaning methods, products, and equipment. Ability to read and follow written and verbal instructions. Strong organizational and time-management skills. Ability to lift up to 50 pounds and perform physically demanding tasks, including climbing ladders, bending, kneeling, and working in varying weather conditions. Ability to prioritize multiple tasks and respond to emergency maintenance situations. Preferred Qualifications Experience in commercial building maintenance, facilities maintenance, or property management. Experience with electrical, plumbing, painting, and carpentry repairs. Knowledge of HVAC systems and preventative maintenance practices is a plus. Experience using computerized work order systems. Minimum Qualifications Minimum of two (2) years of maintenance, facilities, building operations, construction, or related experience. High School Diploma or GED preferred. Valid driver's license and reliable transportation preferred. Equivalent combination of education, training, and experience will be considered. Additional Requirements Must successfully pass a background check. Must be authorized to work in the United States.
